Vienna Housing Market

I think TOV residents get a slight discount from FX Co taxes because some services are covered by TOV, but overall taxes are higher than being in the county.

Err… Great Falls moment has passed if you’ve looked at real estate the past 5-10 years. Gen X and Millenials want walkability. You clearly haven’t been to Vienna in the past 10 years so won’t engage on the whole “there’s nothing there” rant.

Most people don’t care about walkability at all. They want a safe neighborhood with good schools. There are plenty of walkable areas in Hybla Valley, but you don’t see people scrambling to buy houses there.

Don’t have a horse in the race. We are small builders in the area, have built both within TOV and GF. You are really comparing apples vs oranges. GF was in the dump pre covid. We couldn’t give away new homes. Everyone wanted “walkability”, services and GF was seen as a “has been”. Post Covid, GF hot again as demand for larger spaces via wfh and all those homes with pools. TOV appeals to a different set - those who prefer a more central, diverse location with nearby amenities. GF only has the village center and it’s a hike to get anywhere from there. But again, those in GF don’t care - they prefer privacy, well water, etc a more independent existence. Both location are good but again, don’t appeal to everyone

You must be kidding. Great Falls is SO isolated and only good if you work from home or are retired and never want to go anywhere. And many of the people are in a perpetual state of anxiety about whether they are going to get redistricted out of their snooty Langley HS to more diverse Herndon HS. The big new houses getting built in Vienna aren't that different from a lot of the houses in Great Falls, but they are on smaller acreage so you actually have a chance of getting to know your neighbors and your kids have a chance of developing some independence because they can walk places on their own rather than get driven everywhere.

Now is Vienna "quaint" like some New England village or small town in the Mid-Atlantic? Not really, but it at least has a sense of community and some nice places to hang out. That can't be said for Great Falls, which has mostly become a place for ostentatious arrivals to the DMV to show off their newly acquired wealth. Yuck.

So you can't afford GF? We get it.

GF is not generally walkable, and is also not crowded, noisy, or replete with traffic on most roads. The schools and air quality (less traffic) are better. There are no roads which are essentially one long strip mall like 123 through Vienna.

Different priorities, different choices.

Do people in Great Falls really think others are priced out of their boring community? There is nothing better about that dull place compared to Vienna, especially for kids.

Well, we don't have you for a neighbor, so there's that advantage.

Somewhat similar. I love Vienna and it has everything going for it (actual Main Street, cute side streets, leafy, larger lots) - except the commute to DC. But I get the sense a ton of the people buying these houses there work in Tyson’s or elsewhere vs DC proper.

I work in DC proper and live in Vienna. Metro to downtown DC is under an hour, door to door. No problem.

My commute is 20 min door to door to downtown DC from N Arlington during rush - Vienna has a lot going for it but the DC proper commute isn’t one of those things

But what place does? Even my friends living in DC have 20 minute commutes or more.
I commute Vienna to DC. It sucks, but it's not so much longer than 20 minutes (I leave early and pay tolls). When I looked at living closer in, the commute reduction did not seem very impressive for the cost.
