For those complaining about commute, I commute to DC and Alexandria. I do use hot lanes/express lanes and toll road. DC is reliably 25 min for early commute and Alexandra is 30. I lived in Bethesda previously and you cannot drive to dc in less than that. It cannot be done and it’s inside the beltway but lights the entire way. Just a comparison point.

I think ppl like Vienna bc of its quaint town feel but in actuality, there is nothing going on. The “Main Street” consists of a consignment shop, a clock shop that no one goes into and other random undesirable businesses and restaurants. The housing prices are exorbitant with huge houses on small pieces of land. And now all these new builds in town are UGGO and taking away any of the charm that Vienna initially had. They are throwing up these modern monstrosities in the midst of what used to be more traditional and colonial houses. I’d choose GF over it in a heartbeat!

NP. Yes, we pay taxes to TOV for services like police, parks & rec, trash and recycling, etc.

Err… Great Falls moment has passed if you’ve looked at real estate the past 5-10 years. Gen X and Millenials want walkability. You clearly haven’t been to Vienna in the past 10 years so won’t engage on the whole “there’s nothing there” rant.

It's a buyers market now with more homes on sale then buyers. In the listing above, IMO the open house probably didn't go that well and the buyer decided to not wait and dropped the price.

Those type of houses are a dime a dozen in Vienna! Glad they wisely cut the price - it was wayyyy overpriced at listing!

This is ridiculous. Plenty of the restaurants are more than a little "desirable." The retail as well.

You must be kidding. Great Falls is SO isolated and only good if you work from home or are retired and never want to go anywhere. And many of the people are in a perpetual state of anxiety about whether they are going to get redistricted out of their snooty Langley HS to more diverse Herndon HS. The big new houses getting built in Vienna aren't that different from a lot of the houses in Great Falls, but they are on smaller acreage so you actually have a chance of getting to know your neighbors and your kids have a chance of developing some independence because they can walk places on their own rather than get driven everywhere.

Now is Vienna "quaint" like some New England village or small town in the Mid-Atlantic? Not really, but it at least has a sense of community and some nice places to hang out. That can't be said for Great Falls, which has mostly become a place for ostentatious arrivals to the DMV to show off their newly acquired wealth. Yuck.

GF is not generally walkable, and is also not crowded, noisy, or replete with traffic on most roads. The schools and air quality (less traffic) are better. There are no roads which are essentially one long strip mall like 123 through Vienna.

Different priorities, different choices.

Sounds like you haven't been off Church St. and Maple Ave. There is plenty in Vienna, and plenty more within a short driving distance. It's a great place for families. Also really love the fact we have metro access.

Somewhat similar. I love Vienna and it has everything going for it (actual Main Street, cute side streets, leafy, larger lots) - except the commute to DC. But I get the sense a ton of the people buying these houses there work in Tyson’s or elsewhere vs DC proper.

I work in DC proper and live in Vienna. Metro to downtown DC is under an hour, door to door. No problem.

Most people don’t care about walkability at all. They want a safe neighborhood with good schools. There are plenty of walkable areas in Hybla Valley, but you don’t see people scrambling to buy houses there.
