Longtime CCDC resident. Wonderful community and place to raise a family. Not an expert on TP but seems like a little diff vibe. Both seem great. CCDC is probably more aligned with CCMD culturally than TP.
My perceptions of CCDC (which may not be accurate)
65% families 35% Empty nesters
80% politically left to very left leaning 20% other
60% public school 40% private with big Blessed Sacrament contingent.
Not much of a hippie vibe like TP but also not an overly preppy or Spring Valley vibe. Fairly normal upper middle class professionals. If you’re looking for hipster vibe, CCDC is far from it. It’s a total family vibe with lots of smart, interesting, thoughtful people IMHO.
Ct ave is very convenient. Restaurant scene is good but had some turnover. Two new places Thai and American Tavern opening soon. Safeway isn’t great but it has the basics and Whole Foods is close by in Friendship Heights.
Can be extremely convenient with red line and getting out to beltway.
Big issue/divide is the future of the library and community center. Debate on putting in affordable housing.
Aesthetically, the streets and houses are very beautiful. There’s some chatter on making it a historic district b/c of some modern tear downs and threat of rezoning for multi units, but not sure it will get any traction.
The area has proven very resilient in housing market downturns like 20008, but seems super frothy now with little inventory.
Overall, great place, nice people, extremely safe and good amenities.

Where is American Tavern opening?

I would add that there is also an Amazon Fresh in FH and a Trader Joe's is opening in FH in like May 2025 (they are busy at work building it out).

New CCDC restaurant is going into building where Organic Wine shop was. Georgetown Events group (Millies, Surfside, Jetties) are behind it. They said American Style Tavern concept. They know how to run a good business. Should be good addition to neighborhood.

Walkable restaurants and coffee scene is a funny desire. In 4-6 years when you have 2-3 screaming kids and exhausted I dont think that will matter.

That is supposedly an outpost of the barbecue place...Due South.

I see that Due South in Navy Yard has been shut down, so I guess you are saying they are still moving forward with a restaurant but a new concept?

That is one of the strangest comments. In fact not having to throw your two screaming kids in a car and fight for a parking space, you will be thankful you picked a house where you can walk to a bunch of restaurants.

It's also awesome when your kids are as young as 11-12 and they and friends can walk around the corner on their own and hang out at places.

You are confusing the selection magnet with the reputation of Blair its self. Put it this way; even after brining in some of the best students from a massive county to prop up Blair’s test scores, it still manages to rank towards the bottom of the county. Don’t compare the best school in a city to lower ranked school in a county.

Blair is the most decorated, popular school in the county and their SAT test scores are not towards the bottom. Their test scores are better than JR'S.
Blair runs circles around the best school in the city.



What does this mean? Once more, are you taking credit for the Magnet program which draws from all of MoCo and is housed at Blair, or are you saying it is decorated for lots of things outside the Magnet program?

Let's just be honest...anyone that moves to MD with $.02 that factors schools highly into the decision picks the Whitman, Churchill, Walter Johnson, etc. feeder pattern.

Most people who moved to MoCo for schools in real life, pick Blair, BCC and Einstein the most.

How big of a bill does anyone have at a coffee shop BTW? You go and grab a fancy coffee and a muffin...if you have your screaming kids you get them hot chocolates.

Pick what is best for your kid and future kids, not you. That makes the decision easier.

When I was single or a newlywed no kids I lived in urban walkable areas.

When my wife had a 1 and 3 year old that would be a horrible place to live.

Also in Takoma Park, most restaurants have outdoor seating so that's a good option for eating with kids.

For CCDC space, apparently Due South pulled out. This is new restaurant group and new concept. This group seems committed and has a track record of success.

Also have little kids and love walking to eat at Little Beast, Bread Chocolate, Parthenon and Blue 44. Plus a walkable toy store and library is pretty awesome when you’re trying to kill time.
