| If you work in Virgina, NW DC is an incredibly inconvenient commute. We had one parent commute from the Hill to Virginia, but NW DC was too much. |
Not all Cap Hill elementary schools are good. Also, there is no guarantee that your kid will get into a good private in 7th grade, admissions is very competitive and your kid will likely have a long drive to school. Also not everyone prefers the Hill to Lyon Village or Arlington in general. I personally prefer Arlington for a variety of reasons that have nothing to do with safety. |
Haha like all blocks in cap hill are pristine. Why are you even looking at Arlington houses if you think that it’s all just dumpy? Stay in your cap hill utopia. |

LV is very pretty, bucolic even. It's one of the few areas of DC area with authentically beautiful, old housing stock that isn't McMansiony. The lots are small, true.
Parts of the Hill are also very pretty. The issue with the Hill is that you may live on a beautiful expensive block. but you're never too far away from poverty, and violent poverty at that. You don't have that in LV, and people may be willing to pay for the utter lack of concern about crime. |

Yes, compared to CH and certainly Hill East and surrounding areas. 100 percent. |
Some streets are nicer than others. As with any historic, non-HOA neighborhood that has experienced financial ups and downs. |

Just one person here, but I would never live in DC. I would live in Arlington though. I know a lot of people who feel the same. The homes in Arlington have a larger number of people who want to live there.
Reasons - schools, crime, universities, taxes, space, daycare, kids activities. |
But would you pay $3mil for Lyon Village, if you had it? I’m well aware of all the reasons people move to Virginia. Lyon Village seems tremendously over valued even so. |
These are SFHs walkable to the metro. And retail and restaurants too- many choices, not just a few. It’s 3 stoplights from Georgetown and DC. It’s not overvalued. |
