+1. I would probably live in Great Falls if I had a $3M budget, but lots of people who live in VA would not live in DC. LV is walkable, has nice SFHz, and the commute downtown can’t be beat. Not hard to get the appeal.

+2. This really shouldn’t confuse people. Great Falls is wonderful too, for other reasons. But it’s probably not a great location if you commute to DC every day.

But would you pay $3mil for Lyon Village, if you had it? I’m well aware of all the reasons people move to Virginia. Lyon Village seems tremendously over valued even so.


Can’t say it’s overvalued given that an extremely high number of folks want in and are wiling to pay a lot to do so. It may not be your cup of tea, but for many, many, many people, it’s the best of the hellscape known as nova.

I'm not so sure about that. Clearly people paying $3mil in Lyon Village are doing it for walkability, proximity to metro, urban amenities. For those with kids, schools (that admittedly provide HS/MS options that the Hill does not.) I'm not sure how much different crime can be compared to the area close-in on the Hill near the Capitol. The comparison to the Hill is not a specific argument for the Hill - I'm just struggling to understand the Lyon Village prices that seem so inflated for how frankly dumpy it looks on Street View. Is the extra $1mil because you have a detatched home and a yard, plus all the same walkability?


Look, I’m not one of those who is over the top worried about crime, and I’m not a big fan of Lyon Village either. We actually looked there upon being empty nesters and decided that despite it having many of the urban amenities and walkability that we were looking for, it was a little too sterile, lacking in diversity and, yes, in our opinion too expensive for what you get. But be serious: there is virtually no violent crime there, and there’s no comparison between there and Capitol Hill - or there and anywhere else in DC outside of Upper Caucasia - when it comes to crime.

When you argue otherwise you destroy your credibility.


There is basically no crime in my pocket of the Hill. I know that becuase I check the crime stats. It is very, very safe. I'm not arguing that there's no difference ... I'm just curious about it being a ONE MILLION dollar difference.


We bought in Lyon Village because I work in Arlington and my husband works in Langley. The commute was easier for us. We came her from Manhattan and briefly considered Capitol Hill but saw nothing as nice as what we found in Lyon Village for $1.3M. The rowhouses are very vertical and we find it easier to have people over where the space is on one floor rather than two. Our kids go to private school, so we could have done either place.

Only 9 properties have sold for over $2.5 million in Lyon Village in the past 2 years one of those was an apartment building. The median sale price per Redfin is $1.85 Mil.


The pre-market new builds and custom homes are in the $2.5 to $4.8 M range. Most of them are not in Zillow. Pull the county building permits and then compare them to the tax records.

+1. This was explained upthread. Zillow isn’t the full picture. There are also existing homes that are changing hands in the 2-3M dollar range off-market. You would only know if you saw a moving van and checked the tax records.

For some reason certain people who live in DC think there is some sort of cachet associated with a DC address. No one else is impressed. All you have to do is move a mile or two over into MD or VA and suddenly you have functional local governments, good public services, and representation in Congress!

Have you checked prices in DC for comparable properties? Prices have gone up a lot in many places this year. Find a decent, new construction home in quiet, walkable location in DC.

How much more/less is it than these LV homes?

How much do you have left from your $3M budget? If any.

It’s the concentration of $3 mil in Lyon Village compared to other neighborhoods that seem striking. And yes, $3 mil in a nicer neighborhood makes more sense than Lyon Park to me. But seems clear - people are paying for detached SFH in an urban neighborhood that is not DC.


Lyon Park is a different neighborhood and houses to top at $2.2M there.
