Or I’d buy in Bethesda or NW DC or elsewhere in Arlington and send my kids to public school. Seems like the extra $1mil is really just the “suburban-urban” feel. Wild! |
yes I have, that’s why I’m asking. $3 mil for a rather dumpy looking block seems like a lot. |
Suburban feel PLUS walkability. |
Example of comparable CP home that is cheaper? |
| OP here. Obviously the market determines the correct price, so I’m not denying that! Just very curious what people are buying for $3 mil compared to what they could get elsewhere. |
AU Park for $2.8 Million https://www.redfin.com/DC/Washington/4711-Ellicott-St-NW-20016/home/9947660 Lyon Village for $2.3 Million https://www.redfin.com/VA/Arlington/2714-Franklin-Rd-22201/home/11248174 Your whole premise is flawed. |

Are any of these over 2000 sq ft? You proved my point. These aren’t comparable to a $3M home in LV. Charming & I love them but the lot sizes and sq ft are a fraction of the $3M homes. |
Since you're only acknowledging the most expensive houses for sale in Lyon Village, not sure why you aren't including the most expensive houses in Cleveland Park as well $3.4 Mil https://www.redfin.com/DC/Washington/3415-Woodley-Rd-NW-20016/home/9985816 $3.8 Mil https://www.redfin.com/DC/Washington/3401-Lowell-St-NW-20016/home/9985782 |
| OP, look at the dates of the street views. They aren’t always up to date. You might be looking at tear down photos. |
OP, this breathless incredulity makes you seem too stupid for words. |
But it's not really 13 years. Because Capitol Hill elementaries are good which means you only need to pay for private for max six years. If you don't get into a good middle and high school which many people do. As someone who has lived in Lyon Village and in DC, a lot of the crime difference is about perception of safety rather than safety. If you compare the crime numbers, that's what they'll tell you. On the other hand, Lyon Village feels suburban and safe and friendly and yes, you have good schools an continuity all the way through. I, personally, have made the calculation and prefer DC, though I like a suburban corner of Northeast which also has very, very low crime. |
It’s the concentration of $3 mil in Lyon Village compared to other neighborhoods that seem striking. And yes, $3 mil in a nicer neighborhood makes more sense than Lyon Park to me. But seems clear - people are paying for detached SFH in an urban neighborhood that is not DC. |
1. Depends on how many kids you have. 3 kids from k-12 at $30k is more than 1 million 2. Can you get a house in Capitol Hill that doesn’t have shared walls? That’s a deal breaker for some families 3. Crime. One of my sibs is a MPD officer. It’s really not comparable. 4. Depending on where you work….commute. |
| Oh lower income tax as well in VA. |
