Mt Prospect in North Potomac

But, I worry about being singled out, or people's assumptions, or even people's negative feelings towards those who maybe did get their home because of MPDU.

I think the snobbery exhibited here unfortunately speaks to how far too many people think about folks who buy through such programs/initiatives. It makes me very angry.

MDPUs will be in “sticks of 3 units”. They will be designed to appear as single family homes. The middle unit will have an entranceway to the front, while the end units will have entranceways to either side.

Not sure it has anything to do with color or race. I just think that folks assume the MPDU units won’t be as nice, which is why some may not want to live next to them. Hopefully we can treat all our neighbors with the same courtesy and respect...regardless of how much their home cost!

Thanks to everyone for the perspectives. In regards to the "sticks of 3 units", when I spoke with the online sales team recently about timeline for the next and future releases, they implied that that they are proposing that future releases include townhomes. I'm wondering if those will be the MDPUs. I think this is also consistent with what I think I'm seeing on site maps. They aren't labeled as such, but there are clearly structures depicted differently that are on sites designated for "future homes".

I hope so! I'm actually very excited about this community. I'm exploring other options, but right now, it's towards the top of my list. I very much value having a warm and welcoming community. While no one has been overtly negative about MPDU's, there's certainly an undertone in some of the comments, which has given me pause. I don't want to assume anything, but I also know that people do make assumptions - consciously or unconsciously. I don't want to ever feel that I have to explain my presence in my neighborhood. Or to feel that some in the neighborhood are looked down upon simply because they acquired their homes through such a program. As long as someone is a good neighborhood, they are good with me!

Snobbery exhibited? Really, the previous post was just stating FACTS about MPDU’s in Montgomery county. You seem to be a special snowflake that can’t handle facts that are presented in plain English. Let me guess Trump fan?

I hope it doesn't give you pause! I hope the person who made that post was referring only to a potential concern for their home's property value next to an MPDU. My understanding of MPDUs is that they run on a completely different resale market and are controlled by those rules for up to 30 years. Toll will be building them so the quality and style will match the rest of the community. As far as MPDUs and making assumptions about the people that will be buying them, I certainly hope folks realize that applicants that qualify for MPDUs have to prove quite a bit before getting approved (work history, income taxes, qualify for a mortgage, taking some classes, etc.). These are hard working people and we should feel fortunate to have a diverse group of neighbors as far as occupation, socioeconomics, race, religion, etc. We are buying a Windmill and our house will be fairly close to the MPDUs and we are just fine with it.

I just realized you must have focused on my post’s reference to snobbery without realizing that I shared the poster’s concerns about how MPDU units were being discussed. Dear lord. I’m as progressive as they come and have sympathy for the anger on the left some have, justified longstanding and entrenched terrible public policies, but your response felt more like looking for an excuse to attack than actually responding to what had been raised.

I would lean Orchards, but I won't be buying during the current release, and Orchards will be rare in upcoming releases and future phases. So, I'm still determining what will be best. I don't have any timeline in mind. I own a townhome already in DC and have no "forcing factor" to move other than I'm ready for something different - space, location, quality of life, community, etc. So, I have the luxury of being able to be patient. But, patience is also not my strongest characteristic

Is the price a factor at all for you? the prices on windmill went up again. They are now over $150K above the original prices!

I hope you buy here. We bought an Orchard. The people I have met so far are very kind and helpful. I will agree with the other poster that they are hardworking!!
There is a lot of diversity in the neighborhood too. Phase 2 probably starts sometime this year and I hope you get a lot.

Is the price a factor at all for you? the prices on windmill went up again. They are now over $150K above the original prices!

Mt. Prospect community is becoming way overpriced, I know toll brothers are excellent builders, but the prices are getting overblown to crazy levels! In fact the whole DMV area housing market is off the charts right now, everything is selling so quickly and above asking price. Fortunately, toll brothers is using that to their advantage and making a killing. I just hope that all these home buyers don’t get screwed over when unpredictable MCPS changes the school boundaries.
