Thanks for this! And congrats on your purchase! I'm looking at Windmills and Orchards. I would lean Orchards, but I won't be buying during the current release, and Orchards will be rare in upcoming releases and future phases. So, I'm still determining what will be best. I don't have any timeline in mind. I own a townhome already in DC and have no "forcing factor" to move other than I'm ready for something different - space, location, quality of life, community, etc. So, I have the luxury of being able to be patient. But, patience is also not my strongest characteristic


Is the price a factor at all for you? the prices on windmill went up again. They are now over $150K above the original prices!


Yes, absolutely. I"m watching this very closely. It creates another tension for me - don't want to rush into something when there's no need, but also don't want to look on while prices continue to rise and become unreasonably high.

I hope you buy here. We bought an Orchard. The people I have met so far are very kind and helpful. I will agree with the other poster that they are hardworking!!
There is a lot of diversity in the neighborhood too. Phase 2 probably starts sometime this year and I hope you get a lot.

I think for the Windmill's- they are releasing two every month.

With price rising for some of the models, am curious to know whether anyone would consider other Homes in this area? Seems like you can get a reasonable house with a pool for $1.2M based on what am seeing on Redfin.

You definitely can get a nice house for 1.2m, but it won’t be new in a community. I saw a wonderful home on query mill...but it was so isolated. This is a real neighborhood and a place my kids can go trick or treating and ride a bike on a sidewalk...sure you can find these neighborhoods in the area, but they won’t be large new constructions.

This. We are no longer looking at mt prospect because we don’t feel like we’re getting our money’s worth here. That said, there aren’t many new construction communities in the area and certainly not as nice and well located as this one.

I would love the opportunity to get in at this point...they are not taking deposits unfortunately. I think you definitely are getting your money’s worth if you’re early like now. These homes won’t sell below what they cost to build and price will only go up.

How long it will take for them to build all the houses in phase one? Most of the lots are sold but only two are being built now.

Hi Everyone, happy to find this thread on Mt. Prospect and to exchange info. We bought an Orchard collection home early and prices rose twice already. I've had my eye on the community for 2+ years after the first sign went up. For us, the location, community design, and new construction were our top factors.

People need to stop touting this precise misinformation. Schools are no where near getting redistricted for this area. If you only being speculative without any strong supporting data, you are not being helpful.
