Why? |
| Anything in Fairfax is suburban, not exurban. |

Fingers crossed that this is true. We have a 3000 square foot house in Franklin Farms in Herndon. Zoned Carson MS/Chantilly HS. 10 minutes away from the CIT site. Kids are rising 9th and 11th. We could have Kid 1 out and Kid 2 nearly out of FCPS before the school aged population explodes. And a house in our location, with our school zoning should increase in value a lot (right now it is probably worth 700k). Right at the point where we would be in a position to sell and move to a closer in location where we don’t have to worry about ACPS or eastern FCPS or DCPS.
But not counting my chickens yet. That said, the CIT location is perfect if you look at their RFP. 10 minutes from Dulles. New silver line stop set to open at their doorstep in 2020. Good FCPS/LCPS schools, with access to TJ and now AOS. 80% of the worlds internet traffic passes through the NOVA server farms. Housing is still relatively inexpensive. A decent amount of undeveloped land for new housing and retail. And a very Asian/ STEM career heavy population. Sneer about Herndon all you want. It’s a great place to raise STEM smart kids. And it’s a short silver/Orange/blue line commute from “cooler” Ballston, Courthouse, Tysons areas. |
| OP here. My source is a good friend who is the CFO of a commercial real estate company. He's the one who spoke to the Amazon folks. |
If this is true (what your friend said and position, not necessarily that he is right HQ2 is coming), he is an idiot for sharing with you and you are an idiot for potentially outing him. Honestly, you should ask Jeff to delete it if what you say is true. |
He's really unprofessional if he is making business announcements like that to you given you can leak it. However, it was in the news they bought it for AWS. They current rent space all spread out so it makes sense. But, its further out so its going to be an issue for MD commuters who have an already long commute. |
Most of these employees are not going to be able to afford a $700-900K house. |
|
It would be interesting to hear if Amazon employees themselves are deriving personal benefit from this knowledge, in violation of Amazon's Code of Business Conduct and Ethics:
https://www.sec.gov/Archives/edgar/data/1018724/000119312506151176/dex141.htm Shades of Equifax: https://www.cnbc.com/2018/06/28/former-equifax-software-development-manager-charged-with-insider-tradi.html |
Nevertheless, all real estate will jump |
|
|
Not necessarily - it may some but many employees will telecommute and come in as needed. |
Where in Franklin Farm is zoned Carson MS and Chantilly HS? Houses off Still Pond are Carson MS and Oakton HS. Houses off Willow Glen are Carson MS and Oakton HS. Houses off Pond Crest are Carson MS and Oakton HS. Houses off Tuckaway are Carson MS and Oakton HS. Houses off Nestlewood are Franklin MS and Oakton HS. Houses off Wrenn House are Franklin MS and Oakton HS . Houses off Old Dairy are Franklin MS and Chantilly HS. Houses off Dairy Lou are Franklin MS and Chantilly HS. Houses off Hidden Meadow are Franklin MS and Chantilly HS. The AAP center for all of Franklin Farm is Carson MS (though Franklin has a phenomenal AAP program too), but I don't know of an address in FF that is ZONED for Carson and Chantilly. Please shed light on this, as it does relate to this thread (schools, housing, and proximity to the possible Amazon HQ). |
You eye roll the people saying it would be wildly unprofessional to leak highly confidential info that could have tremendous value to lots of people. The leaker would have almost certainly violated company policy and could lose his job and it could even be illegal, depending on the circumstances and how the info was used. If you ever had a job where you were entrusted with valuable, non-public info you might understand. |
| I bet it causes the prices of those smaller homes along Sterling Rd in Herndon to shoot up so that most of the current occupants are forced out. What eyesores most of those homes are now! I drove through there a few weeks ago to meet a friend at Mellow Mushroom and couldn’t believe how rundown that area had become. I used to travel it twice a day a few years ago when I worked out that way and they were always cute little homes. Now they all have junk piled up and like 6 cars in every driveway/front yard. |
