I LOVE them!
And the marble countertops. Love that kitchen.

Especially for move in ready. Landscaping looks lovely even though it is a small lot.
Priced to move quickly I guess.

I will try to go see the 42nd St house tomorrow just to take a look.

I'll be there. Want to meet in the attic and make love?

I'll be the one wearing a "Richard Dawkins is sexy" t-shirt.

Sounds good. I've got some very selfish genes and an especially rough and godless view of the world. I also assume you're a chick.

I am. Let's leave passive aggressive notes on the walls in crayon after the lovemaking.

It's a date. I'll be there early to hang out and check things out from various angles: they say AU Park real estate is super hot. You bring the crayolas, I'm good with whichever box works for you.

I went to the open house yesterday. It is nice but price seems expensive. Dining room is very far from kitchen. They do have a butler's pantry next to dining room but I'm not sure how useful that is. I don't love the kitchen cabinets, grey is too dark. Marble countertops look marked up and etched. Patio is lovely.
Main family room is on 2nd floor.

Nice house. It might even get the full ask.

Issue I have with it:
- dining room is really far from kitchen
- lots of rooms, too many really - so much unused space
- 2nd floor living room, plus first for living room, plus great room, plus basement... Feels like the layout could have been better planned
- very steep stairs to 3rd floor
- yard nowhere near as big as photos suggest
- house shows wear and tear ; marble scratched, etc

Things I loved:
- kitchen is vey nice
- great room and patio are gorgeous
- built ins very nicely done
- workout room
- nice master closet with 3 Manolo's on display

Dear lover,

I was there. I waited in the attic shower feeling the soft imported marble with my hands, but alas you never showed. The other open house attendees were however very perturbed.

They were talking about another house that was linked in the thread, not the 2.195.

Perhaps it was not fated to be?

I was there, in the unfinished space under the eaves. I was there early, agents are always impressed by my package and put me to the head of the queue. I was coated in unguents so as to squeeze my not insubstantial girth through the small door in the child's bedroom. I had a bale of hay with me which I spread out in anticipation of our session. It would have to be too rude to leave marks on your knees! You might never again have been able to carry off the sunglasses on top of head/tennis skirt ensemble to go with your large, dark SUV.

Next time, my dear. Next time, my dear.

It's pending! I'm surprised anything in that price range would go this quickly.

They must read this forum and have fallen for the hype of AU Park

I think AU Park is great, but I wouldn't want to own the most expensive house in the neighborhood.

You could sell a teepee for a million dollars in AU Park right now.

Can't wait to see the final price once it closes. I am guessing over ask given how fast that happened.
