3000 sf isn't small but it's certainly not "huge" either. It's pretty average sized for American UMC.


It's not average for DC, which is the only thing that matters in this context. It is big for the neighborhood, and it's big for DC at large. So is the lot.


That still doesn't make it "huge" though! LOL

It's anomalously large for it's location, though it's not close to being the largest there. The anomalies add up for the buyer with the ability to throw money around, hence $2.5m
