And AU Park is a tight community so everyone knows it too. I can't think of any other house that even comes close to it in price in AU Park. |

Cash is the likely answer. Whenever a DC home sale seems to break rules, cash payment is likely the reason why. Even in supposedly savy DC, few folks get that a lot of the US's economic issues, especially post-2008 crisis, are due to a small group of people sitting on massive piles of assets, including cash. D.C. is a favored destination for these folks, though certainly not the top one. |

It's not average for DC, which is the only thing that matters in this context. It is big for the neighborhood, and it's big for DC at large. So is the lot. |
