IDK, but the amenities "metro" serves as a euphemism for: shopping, dining, etc., probably a whole lot, especially since it saves them on time, which they bill at, IDK, $600/ hour?


Which at Tenleytown means a nice selection of fast foodish places and mattress stores.

Your shot across the bow isn't far off, but if you haven't been try that Indian place on the corner next to the tenleytown stop. It looks like nothing from outside but it's quite good.

I would feel a little weird living in the most expensive house in the neighborhood.
And AU Park is a tight community so everyone knows it too. I can't think of any other house that even comes close to it in price in AU Park.

Cash is the likely answer. Whenever a DC home sale seems to break rules, cash payment is likely the reason why.

Even in supposedly savy DC, few folks get that a lot of the US's economic issues, especially post-2008 crisis, are due to a small group of people sitting on massive piles of assets, including cash. D.C. is a favored destination for these folks, though certainly not the top one.

Plus, Janney and Deal are both super crowded. Not exactly what I would call "best"

3000 sf isn't small but it's certainly not "huge" either. It's pretty average sized for American UMC.

It's not average for DC, which is the only thing that matters in this context. It is big for the neighborhood, and it's big for DC at large. So is the lot.
