What it is ... is a stove with no vent, positioned in a way that makes the peninsula unusable, in a 2br house listed for almost $900k ... that went under contract in six days. Sigh. |
There might be a pop-up vent behind the range. Those are designed to use with cooktops on islands. It hard to see if it’s there though, because they fold down when not in use. |
Really? $920k seems a little steep to me for 1500 sqft and no basement. |
Check the comps. Firmly in Capitol Hill (vice "H Street") without the hassle of being in the historic district. If it goes for only $920k, it will be a steal. |
PP. For many people (including me), lack of basement is a feature, not a flaw. A house on a raised foundation like this will never have to deal with flooding or sewer backwash issues. Security and pest control are a million times easier. |
PP @15:12 here. I'm surprised to hear that people see lack of a basement as a feature, though it makes some sense when you explain why. I've been including that or a garage as a must-have because otherwise storage can be a pain. Plus, I'd really like to have a separate family room (I realize this may be unrealistic in Capitol Hill at my price range). I think I'm also a little down on this house because I'm not really a fan of the interior—I'm more a woodwork and/or exposed-brick person.

The former is much more my style and is much larger, but had a lower asking price. Parking and a landlocked back courtyard were problems, though (which is why we didn't make an offer). And of course $875k was only the asking price; I won't be surprised if the settlement price pushes $1 million. Oh, well. If we all liked the same houses, the ones we liked would be even more expensive. |

The sellers dropped the price on this one by $26k to $799k after a week on the market. It looks kind of skinny, and I'm not a fan of the carpet upstairs, but I'd expect this to go soon if the sellers keep adjusting the price this aggressively. The current price seems like it might be about right, though. |

A bunch of homes that didn't sell over the summer have been relisted with lower prices. Also looks like contracts fell through on these two. I think the recent flipper listings in the $1M range have missed the boat -- prices finally seem to be coming back to earth in this neighborhood.
