PP @15:12 here. I'm surprised to hear that people see lack of a basement as a feature, though it makes some sense when you explain why. I've been including that or a garage as a must-have because otherwise storage can be a pain. Plus, I'd really like to have a separate family room (I realize this may be unrealistic in Capitol Hill at my price range). I think I'm also a little down on this house because I'm not really a fan of the interior—I'm more a woodwork and/or exposed-brick person. In terms of price, I was thinking about places like these from this thread: $799,000: 3BR/2BA, 1454 sqft: https://www.redfin.com/DC/Washington/1245-K-St-SE-20003/home/9912233 $799,999: 3BR/2BA, 1900 sqft: https://www.redfin.com/DC/Washington/634-15th-St-NE-20002/home/9915940 $825,000: 3BR/2.5BA, 1593 sqft: https://www.redfin.com/DC/Washington/1358-E-St-SE-20003/home/9914931 $874,900: 4BR/2.5BA, 2601 sqft: https://www.redfin.com/DC/Washington/327-K-St-NE-20002/home/9892477 $899,000: 4BR/3.5BA, 2130 sqft: https://www.redfin.com/DC/Washington/729-K-St-NE-20002/home/9901021 I think it's the comparison to 327 K that makes me think 402 G is overpriced. The former is much more my style and is much larger, but had a lower asking price. Parking and a landlocked back courtyard were problems, though (which is why we didn't make an offer). And of course $875k was only the asking price; I won't be surprised if the settlement price pushes $1 million. Oh, well. If we all liked the same houses, the ones we liked would be even more expensive.
