How did you get them out?? Any tips? Do you have an HOA? We are fighting two of them on our street and the County has been unable to do much. We have pictures of the three families that live there. Pictures of the 6 vehicles lining the street. Proof that the owner lives elsewhere. And no rental license. What else can we do?? |

Except that is practically impossible to prove. Especially in MoCo, where officials are not allowed to ask for anything that might be construed as ‘proof of citizenship’. This is why it’s become so widespread. Impossible to enforce the rules that are already in place. So many of these homes are not owner-occupied. Yet, the ADUs continue to thrive. |
But that is the question. IS there money to be made? How many neighborhoods with single-family-detached houses under $550,000 are there within a 15-minute drive from Metro? And if there's demand for an AirBnB there, wouldn't there also be demand for a legal ADU (detached or in the basement) for someone to live in? |
It's actually very easy to prove: Is it your principal residence in the state property tax records, or not? Citizenship has nothing to do with it. You don't have to be a citizen to own property or reside at an address. |

Yup, I have a house with a big backyard less than 10 minutes from the FH metro stop. I could make a ton of $ renting it out on air b'nb for 4th of July and cherry blossom season. |

Anyway, if you could make a ton of money renting it out for the 4th of July and Cherry Blossom season (not sure how you know that, but ok), then you should do that, if you want to, I guess? What are you going to do for the rest of the year, though? Seems like an actual year-round tenant would work out better, financially. |
Unfortunately, we didn't do much of anything that made a difference. House prices rose enough in our neighborhood to encourage the owners to sell to a single family. Prices are still under 500k, but it was enough to make renting to multiple families who were trashing the house less appealing. So happy all those cars blocking half the road to our neighborhood are gone! Anyone else have any advice for the pp? How do you report these violations when you have evidence? Will anything be done? |
