What are not very expensive neighborhoods zoned for Langley - Herndon? Reston?

That’s not how it works. Langley has a big boundary precisely because over the years public officials have gerrymandered the boundary to make sure Langley only draws from expensive areas with no multi-family housing. So the boundary may stretch all the way from McLean to the Loudoun border but it’s all expensive.

An 850-900K budget generally gets you nothing in Langley, a less expensive townhouse or a teardown in McLean, or a nicer townhouse or an older house in Marshall or Oakton.

We live in the farthest neighborhood that is in the Langley district. My child has a 45 minute bus ride both ways. It is quite miserable and not worth it in my opinion. We are considering sending younger one to Herndon high school, which is a five minute drive from us.
Think about the logistics of your every day before you make this decision.

That’s a good question. It’s easier to pupil place to Langley than to Herndon unless you’re zoned to an IB school.

I haven’t looked into it, but I don’t think pupil placement is all that difficult from what I have heard through the grapevine. My younger one is in early elementary so we have some time thankfully.

Teardown SFH in Mclean are $1.5. OP could get a townhouse for just under a mil.

Look in Oak Hill/Herndon, you can find a $850-$900K house in an older neighborhood like Franklin Farm pretty easily. They are zoned for Oakton and I've heard it's a lovely community.

It's not like it's fallen apart. And it is relatively affordable as Langley goes, just like McLean Hamlet, but OP isn't getting a house there for $850-900K.

The suggestions in the Oakton zone were good. Would not buy way out towards Loudoun just for Langley.
