dp.. considering that NoVa has a much lower Hispanic and Black population than MoCo, I don't think you're one to talk about integration of minorities. VA only repealed the law against inter racial marriages in the 60s, that's within my DH's life time. He is white; I am not. It's crazy to think that only 50 or so years ago, people like us could not get married in VA.

Also, this is probably why there aren't as many black people in NoVa. Too much racism in the not too distant past.

With Amazon doing RTO that’s at least a few thousand more jobs in VA than in the past, and that’s just one company.

It's primarily in the south. Everyone loves to bring up amazon, but that's not panning out how it was originally promised.

Nova is more transplant friendly to a certain degree. No "old-school" culture that can feel unwelcoming to outsiders. Nova has attracted many high performing immigrants especially in tech.

However part of the reason VA has grown is because of zoning. It allows building everywhere just about. There is even development south of Fredericksburg and Orange County. Nova is kind of a blob that keeps spreading. The development is slightly more contained in Maryland. Though it is catching up in Frederick and Howard County. Richmond has it's faults, but Maryland has Baltimore which is a huge drag.

The economies are somewhat different, Nova has high-tech and data centers, Montgomery has medical research. Metro locations are doing ok, non-metro locations are doing worse. Values aren’t that different between same-distance neighborhoods in relation to DC.

PGCo has always lagged, and doesn’t have as many big employers, except for UMD. You can’t compare the overall states, the demographics are different.

PG county is richer than 21 Virginia counties.

You have all of that in MoCo and your public schools are inferior, yet you pay more to subsidize them. And then you wonder why businesses look elsewhere.

To the extent this thread is another excuse for VA and MD to spar, the most telling thing about this post is the observation that SFHs in MoCo neighborhoods are going for $850K+, as if that demonstrates MoCo’s vibrancy.

In NoVa people would be pointing to all the townhouses going for $850K+ and SFHs going for well over $1.2M.

You can’t get a SFH for $1.2 million anymore in the close-in NovA hoods. The cutoff is now $1.6million- starter and in need of renovation.

Same for closein MoCo. Outer NovA and outer MoCo, you can find SFH < $850K, no problem.

My sister lives in PW county - 45 minutes from my home in Arlington and the homes are $900k-1 million. Leesburg Loudoun etc are all expensive.

And UMD as your only real in-state public university—instead of UVA, William&Mary, VA Tech, JMU, GMU etc

Have you been to Pentagon City recently? It’s a pretty noticeable transformation that’s not even done yet, and in the next few years the new Virginia Tech campus in Potomac Yard will bring more jobs and residents.
