+1. Target the following elementary schools: Oakland Terrace, Flora Singer, Forest Knolls, maybe Glen Haven. You should be able to find something although it will be modestly sized and unlikely to have brand new finishes.

Oops, meant to add Rock View elementary too.

NP, here’s a house zoned for Rock View near Kenmont (the neighborhood pool) for under your budget. They re-did the kitchen but it does need some updates.

I would do more research on Rock View ES. Folks were happy with it in the past but I am not sure that is the case right now.

OP, this first one in Woodmore is a steal.

That’s a great house.

Very old 1400 sq feet townhouse a possibility in Vienna

Old Town Laurel. Great city services and a walkable Main Street with a couple good restaurants. Neighbors are great.

Op here: thanks so much for everyone’s guidance, gives me a good place to start (and some hope)

These plus Rockville. Twinbrook in 20851 has homes for $500K in the Richard Montgomery district. Also Randolph Hills in 20852, likely to be re-zoned from Wheaton to Woodward.

Zip codes 20017,18,19,20 and 32 in DC proper. In PG county pretty much anywhere.

Greenbriar neighborhood (22033) in Fairfax. Schools zone into Rocky Run MS and Chantilly HS. Excellent community feel, backyards, etc. Reminds me of growing up in New England.
