OP, here is a house that is less than 2 miles outside the beltway, 4 beds, 3.5 baths on 2/3 acre. It is not brand new, but it is move-in ready and liveable and not a fixer upper. It is listed at $600K. Even if it went for $100K over list, then it would still be under your budget.

Salary was about 400k and bought in 2019. House brand new. Not far from DC border off 123. It will cost a bit more now, but can be done.. |
