OP, here is a house that is less than 2 miles outside the beltway, 4 beds, 3.5 baths on 2/3 acre. It is not brand new, but it is move-in ready and liveable and not a fixer upper. It is listed at $600K. Even if it went for $100K over list, then it would still be under your budget.

I think the score required for National Merit semifinalist is a reasonable guide. In better-educated places, you need a higher score. It's just easier to stand out where there's less competition.

We have 1/2 acre in McLean.

Salary was about 400k and bought in 2019.

House brand new. Not far from DC border off 123.

It will cost a bit more now, but can be done..

Clearly you need to go back in time five years and try to find something for 500k or you need to go back in time and have someone leave you an inheritance. that is how people afford things.

Same, OP. We’re just going to rent until we can move away. Even an hour away, it’s cheap construction for $800,000. I don’t understand how so many people swing it. We’ll have to retire to St Louis, I guess.
