Darnestown borders the potomac river like Violette's lock and riley's lock, where they have tons of equipment for the water. Lots of people from DC drive up river road on weekends to go there. |

Right. Kentlands and Lakelands have a lot of beautiful walking trails with a good amount of wildlife. I see geese and rabbits around all the time. We also have the Muddy Branch Trailhead right at Darnestown Rd, which you can take all the way to the Potomac River if you want. |

It's not a creek dumb ass. Funny somebody thinks you have to drive south to get to the Potomac River, like the River doesn't flow from N to S. ??? See how angry living in the city makes people. The potomac and multiple lakes are <15 minute drive. Since you clearly are new to this REI has lesson at all of them. |

All the negatives that posters are pointing out -noise, no privacy, detached garages, restrictive HOA, overpriced, mediocre schools are all negatives to many buyers similar to other negatives that buyers might see in other houses being on a busy road, lots of maintenance and upgrade work to be done or cat pee smell. It doesn't mean that no one ever buys those houses.
They do get sold eventually by either getting lucky on someone who doesn't know any better or finding a buyer who really wants to live there and overlooks those problems. Kentlands appeals to people who enjoyed living in apartments and townhouses. If you hated this, you won't like the Kentlands. If you liked all the activity of an apartment or TH community but want more space then Kentlands is great. It just takes more time to find those people. Before Park Potomac, Pike and Rose, Crown and all the other developments Kentlands was unique for people who like the townhome experience with more space. Now there is newer and fancier developments that do it better. |
It’s all preference though. I hate the location of Pike and Rose and Crown. You’re in the middle of busy roads. I love how quiet Kentlands is and how it’s surrounded by trees and lakes, rather than being right on a huge road and 270. Also, we have plenty of big houses. Have you been here? It’s not all THs. But other people might not care. Also — you’re flat wrong about the schools. Plus, to say Crown does it better school wise is crazy. It’s districted to Gaithersburg HS. |

We go there all the time. The noise is similar to the noise of just being very close to other people like being in a suburban apartment building or TH community. I didn't mean that all the houses were literally THs, they are not but they have the same feel as living right next to neighbors with a shared fall because the houses are so incredibly close together. Some people have no problem living that close to other people and others who are in the I'll never do a TH again camp do. When Crown HS gets built, Kentlands will really have a problem. |
