I live here, too, in a Hamlet. I agree with the previous poster that its really diverse.

Just who I’ve met (by no means everyone):

White, Black, Asian, Latino

Episcopalian, Catholic, Greek Orthodox, Jewish, Muslim, Hindu, Confucianist

Homeowners’ age range from 20’s to 80’s

Young families, empty nesters, seniors, and multigenerational families

It really is a blend of people — American melting pot.

Obviously a sought after community. High interest rates aren’t keeping buyers away. They just sold another one.

You can’t deny that. This community is literally defying the market. They sell like anything and people do not care about the price whatsoever.

Pricing it all out, the windmills end up being 2.4-2.6 million depending on the model and finishes (at least for a decent-looking home) for approximately 6000-8000 square feet. I feel like that is steep for North Potomac. If it were in Bethesda, spending 2.6 on a house makes sense, but being so far from everything, this is just not for me.

Where in the area can I find a 7000+ sq ft house for less? These unicorns don’t exist unless you buy something old and have to renovate. I don’t want to live in Bethesda bc I work in Gaithersburg/rockville.

I live in a windmill. When we bought it 2-3 years ago, it’s almost 0.5m less than what they are selling right now. This community really is great but for people who buy now with the current mortgage rate, it will be hard for them to get their money back, let along any growth

I think that depends on how long they stay. It’s not a good time to buy if you want to sell short term. But I think that’s true anywhere in the DC area.

No, it’s North Potomac.

This has been discussed several times on this thread. It is NOT in Darnestown or Gaithersburg.

It is N. Potomac. It shares a zip with both, however. So I get the confusion. This community does not pay city of Gaithersburg property tax and receive those related services...hence it is NOT Gaithersburg. This community is clearly outside the boundary of Darnestown when you pull up any map...hence it is NOT Darnestown. The darnestown area is west of Turkey Foot and this community is east of it.
