Having a corner lot makes a row home really nice to live and much easier to sell. They would've had paid $million+ if they bought few months ago. Lucky buyer.

Interesting - such bland decor. I would want something more for that money. We live down the street (in an old much cheaper house!!!!) and have of course never been in one. But we met one of the neighbors and she has been very happy with the house (a series of them were built together).

Odd that the primary suite is on the first floor, living area on the second and three bedrooms on the third. Every time you want to bring guests to the back patio, you bring them through your primary suite.. awkward. And if this is a family home, having kid bedrooms two floors away seems not great.

The entertaining area (aka $$ and influencing area) is the floor above that, with the kitchen and show wine fridge. There is a side-patio there for the lobbyists to smoke their cigars.

That's on the higher end of what Emerald houses were going for when things were insane last year. These days that might be a little optimistic.

Go one block north on F Street and you get an extra bathroom for basically the same price.

Still sitting, no price cut. I'm going to say $950K was an overly optimistic ask in this market for that house.
