those look like Windmills if you click into the description... though I have seen that they are currently building a few Orchards (e.g., corner of Kip Terrace and Potomac Hunt, and another on Potomac Hunt on the opposite side of the street) but was curious if those were selling yet! |
| Those are the ones. There are three built already. |
| 3 are built of the 5. I see the 4th available sign up. but no house. |
Thanks! |
| Are they planning to drop prices? or do anything? I feel like it has been a struggle for them to sell phase 2 stuff for the windmills. The hamlets are cheaper per square foot so those seem to be selling, especially since there are only few remaining... |

Wow! you are right hamlets are selling hotcakes!!
they might give more incentives for the windmills. call the sales office.. |
I need 150k+ in discounts to even think about it because I do not want to spend over 2.4. I guess I will just wait it out for a few months |
2.4 is still crazy. I want it for 2 maximum, which is not possible unless I take the Renwick with no structural options. I want a 3-car garage, basement, and outdoor living at the minimum. That would come out to 2.2-2.3 right now, which is obscene for a 6000-square-foot house. |

Even with lot premium, you would still be well below $2M. Add in incentives, and you’d have enough for a nice amount of interior upgrades. |

Yummy, I love hotcakes. Good to know that they are selling food from the unsold houses. |

Garage: 40k Outdoor living: 60k Lot premium: 50k Sliding door: 15k Prep kitchen: 15k Fireplace: 10k Front porch stone: 10k Outdoor living stone: 10k Exterior: 30k Outdoor living screened in: 15k Base price: 1.8 mil Basement: 12k wet bar, 40k lower level, 10k media room, 15k additional bedroom Additional bathroom on upper floor: 10k Plus 150k design upgrades, thats a 2.3 million dollar home. Read these articles: https://homebuildingsmart.com/average-cost-of-upgrades/ I have done my research unlike most people and it costs 20-30% of the base price to upgrade a home with a builder. 2.3 is right in that range. |
| To have a home below 2 million that is half decent, you can only buy the hamlets |
| Stop with the North or Upper shite. There is no such thing as North Potomac. You’re in Potomac or not in Potomac. Same for Bethesda. Stop. |
There are a few Orchards being built and they might be quick delivery homes. check them out. talk to Sales. beautiful homes |
