those look like Windmills if you click into the description... though I have seen that they are currently building a few Orchards (e.g., corner of Kip Terrace and Potomac Hunt, and another on Potomac Hunt on the opposite side of the street) but was curious if those were selling yet!

Are they planning to drop prices? or do anything? I feel like it has been a struggle for them to sell phase 2 stuff for the windmills. The hamlets are cheaper per square foot so those seem to be selling, especially since there are only few remaining...

I need 150k+ in discounts to even think about it because I do not want to spend over 2.4. I guess I will just wait it out for a few months

2.4 is still crazy. I want it for 2 maximum, which is not possible unless I take the Renwick with no structural options. I want a 3-car garage, basement, and outdoor living at the minimum. That would come out to 2.2-2.3 right now, which is obscene for a 6000-square-foot house.

I need 150k+ in discounts to even think about it because I do not want to spend over 2.4. I guess I will just wait it out for a few months 2.4 is still crazy. A Renwick is $1.8. The outdoor living, 3 car garage, and basement would be about $100k. Even with lot premium, you would still be well below $2M. Add in incentives, and you’d have enough for a nice amount of interior upgrades.

I have done my research unlike most people and it costs 20-30% of the base price to upgrade a home with a builder. 2.3 is right in that range.

There are a few Orchards being built and they might be quick delivery homes. check them out. talk to Sales. beautiful homes
