PP you seem in over your head. You have posted so many times about builders for your 8000 square foot house in Falls Church. An 8000 square foot house in Falls Church is a horrible ideal to begin with and you seemed overwhelmed. I suggest you sell your lot and build an already constructed house.

i dunno why would anyone go with those, they have very high overhead and a lot of your money goes into their overhead, not your house

new trend is to build a big box, many builders can do very good quality and nice interior for much cheaper price if you are just building a big box



What style of house in your mind are not just big box? What elements can make the house not just a big box? hip roof?


you obviously never worked with architect before

some architects design houses with steel edge frame that need to be custom made and cost $$$$

its really up to the design and architect, at the same sqft, if you go with a simple design, you could have a nice quality home at $120/sqft, but an architect designed home might be challenging to build and require very skilled contractors, cost can easily go up to $250+/sqft even the interior finish are exactly same quality

Need recommendations for 4500-5500 sqf home, solid build, mid level upgrades (upgraded tiles in master only, standalone bath tub, 36 rangetoop, 42/42 fridge, quartz in kitchen only), in Arlington, VA. And how much would that cost excluding site work? Anyone built something similar lately?

We built a 6000 sq feet house with similar specs for $600k including site development. We went with Relux Homes and could not be happier. We have received lots of compliments from our new neighbors and friends. our specs: 2 by 6 walls, R 19 insulation, stone front, 36 inch appliances, marble in mbr with freestanding tub, shaker cabs, quartz countertop.

You might want to start a separate thread. Some builders work in both markets, but the McLean builders tend to build with larger lots in mind than what's common in Arlington.

Wow, I will check their web site. Do they build only their models or they would consider "custom"?

I think they do custom, you can ask them. I choose an existing model and moved a few non-structural walls.

$600k for 5500 sf house including site work? Unbelievable! I assume the basement is not finished.

Agree MR Project Management is great - they built our house and I was very impressed with the quality compared to Focal Point and Evergreene (who don't really build in Mclean).
