But it's definitely exponentially better than Pimmit Hills. |
I think the point is the parents will have fun walking to the shops and bars but their kids will be getting a third world education if they don't do private. |
Better is such a stupid word, perhaps you can share some metrics of the betterness as you call it. I live in neither neighborhood but when we looked at family friendly, commute convenience and good schools we considered pimmit hills light years ahead of del ray. Del ray would be fun for a divorcee or spinster who wants to walk to the bars, restaurants and shops. |

The metrics are a mix of intangible and tangible. They include: Great proximity to downtown DC and Old Town. Fun community and amenities. Nice housing stock. Good restaurants as opposed to the chains you get at Tysons. Close to great shopping as well as unique stores on the Avenue. Pimmit Hills? Ugly shit shacks with chain link fences where people think proximity to Tysons Corner is a virtue. But I do concede on the schools. True that. |
I think the comparison may not be as clear as you think. Let's take this one by one. Great proximity to downtown DC (leaving out Old Town as a niche destination) - PH is at least as good as Del Ray Fun community and amenities - define fun? Define amenities? I don't know much about people who live in Del Ray, I'll assume they are cool and diverse. PH is very diverse and international, with no one ethnicity dominating. Amenities? PH residents can walk to at least four parks. I think Del Ray has a number of playgrounds but no green spaces as far as I know. So I think PH is at least as good on amenities as I understand them. Feel free to post your own definition. Nice housing stock - Del Ray wins. PH is changing but right now it's not beautiful. Good restaurants - restaurant quality is not dependent on whether they are chain or independent. Quality does not discriminate. PH doesn't have a mainstreet set of restaurants, but WFC, Tyson's and Vienna offer all kinds. Great shopping? Well, there's Tysons, leave it at that. Schools, you've conceded. So really, is the comparison as clear as you think? One thing that PH lacks is a mainstreet area with retail/public space destinations, but the zoning of all SFH precludes that. |

Pimmit Hills? Ugly shit shacks with chain link fences where people think proximity to Tysons Corner is a virtue. I live nearby and tend to drive by this area quite often. There a very few chain link fences left and the shit shacks are being torn down left and right at least one or two new builds per block some even more. There are some decent small homes that aren't tear down quality but they are the brick ones in the north and the later 60s homes on the east. |
| I do live in Del Ray and have 4 children, all of whom attend the public schools. I am neither a spinster nor a divorcee (do people still use those words?). On our block (well actually two blocks) there are 14 children between elementary and MS age, most (12 of 14) attend the public schools. We do not bar hop but we do frequent the restaurants to which we indeed walk. I love the community feel, and my kids love having so many friends around. |
There are unjustifiably some crazy PH haters on this board. Why the hate? You can't afford it? PH is not in our range of where we would be looking, but if it was, I would not hesitate. I am left to believe that the haters are indeed jealous. |

It seems to me that any place is fair game on a thread like this. The market reflects the actual consensus as to an area's value at any point in time, so all you're left with is a bunch of people expressing their personal views about places that didn't meet their expectations for one reason or another.
The real question is why the Pimmit Hills people go bat-shit crazy whenever someone points out why they don't like it. The reason why there are so many "haters" is that, whenever anyone compares it to another place in less than glowing terms, the Pimmit Hills posters declare all-out nuclear war on the other place. They seem to crave attention, but they also make enemies very quickly. |
