[/quote] I think the comparison may not be as clear as you think. Let's take this one by one. Great proximity to downtown DC (leaving out Old Town as a niche destination) - PH is at least as good as Del Ray Fun community and amenities - define fun? Define amenities? I don't know much about people who live in Del Ray, I'll assume they are cool and diverse. PH is very diverse and international, with no one ethnicity dominating. Amenities? PH residents can walk to at least four parks. I think Del Ray has a number of playgrounds but no green spaces as far as I know. So I think PH is at least as good on amenities as I understand them. Feel free to post your own definition. Nice housing stock - Del Ray wins. PH is changing but right now it's not beautiful. Good restaurants - restaurant quality is not dependent on whether they are chain or independent. Quality does not discriminate. PH doesn't have a mainstreet set of restaurants, but WFC, Tyson's and Vienna offer all kinds. Great shopping? Well, there's Tysons, leave it at that. Schools, you've conceded. So really, is the comparison as clear as you think? One thing that PH lacks is a mainstreet area with retail/public space destinations, but the zoning of all SFH precludes that. [/quote]
