What is the most overrated area (neighborhood, town, etc) in the DC metropolitan area?

I'll start: Rockville, Cleveland park, Carlin Springs area of Arlington, Vienna proper.

All of Washington D.C. if you have kids. The lotteries, going to schools halfway across town, all so you can live in "the city" instead of the suburbs. Give me my walkable suburbs, with a few decent restaurants and shops within walking distance, and a school bus stop around the corner any day!

Generally places with a lot of "buzz", sought after homes, i.e. lower housing inventory

Most of the "walkable" suburbs. What a joke. You take your life in your hands just trying to get across the street because the car tyranny is so unused to pedestrians. You're a total anomaly and people stare at you like you're a freak from their car stopped at a red light.
