$3.3 million in CCDC / Barnaby Woods

So we are back to $3.3 with no garage or shed.

And so the legal issues are unresolved. The property should not be on the market.

The listing description has been updated and they are no longer promising parking spots by the end of settlement. Unfortunately, the property details still say the house has "on and off street parking" which is false. Hopefully the developer and real state agent aren't trying to tell buyers that they can easily add an alley extension and parking after purchase. That would be unethical and deceitful.

DP here. Why do you insist that this is a flip when it is clearly not? Makes you sound like an idiot.

It is a flip. Just a very expensive, high end flip. Which is not uncommon in DC.

It's not a house I like but then again I'm not in the market for a $3M house.

By your logic, literally every single development project that isn’t a ground up new construction is a flip. Just absolutely idiotic — the person who said you sound like an idiot is correct.

Well, yes, it is. A flip is taking an existing house, renovating it and selling at a profit. That's why it's called a flip. That is the definition of a flip. I'm not the previous (first) poster, just someone pointing out and agreeing this property is still a high end flip.

Who care whether or not it is a flip or a gut job rebuild. Either way, it's still ugly and in poor taste. Not to mention poorly designed with a lot of details not well thought out. Many of which are pointed out in this thread.

That was you calling names. Either the "neighbor" or the developer.

+ 1,000,000- first thing I thought when I read posts with name-calling. Someone is way too invested in this thread to start doing that.

I think this house is 100% trash on the inside so frankly I’d be embarrassed to be the developer. That being said, the posters calling this project a “flip” are absolutely idiotic.

Still calling people names?

Just stating facts, my dude. We can all agree here that the house is horrendous and a major swing and a miss — I think that’s quite obvious to anyone with an ounce of taste, but to insist that this is an example of a flip is just plain silly. This is a new construction — rather than a ground up new construction it’s a foundation up new construction plus a sizable addition.

I think it looks nice.

The parking situation raises potential legal issues. Hope any buyer seeks counsel.

The house has been on the market for almost a month (which is rare in Barnaby Woods), the buyer should demand the developer either apply a credit or install:

- Garbage can storage and path (no stairs) to sidewalk.
- Automated window coverings for two story rear windows.
- Irrigation system for front and rear yards.
- Wall of trees along rear property line for privacy.

Just to name a few.

What is the legal issue?
