I guess that was bound to happen since there will be no alley, there is no curb cut for a driveway and the windows in the back had issues. |
| I don't have 3 million for a house and I know this is controversial after reading the thread, but I'm just going to say it: this renovation is stunning and I wish more people would renovate/develop houses this way in DC. |
I can’t believe you read the entire thread if this is your takeaway. I guarantee if you actually had 3 million to spend, you’d pass on this very troubled house (for many reasons). I have to say it- PP’s post sounds like it’s the developer back again. |
| I would actually say the lack of off-street parking is the least of their issues. This house was under contract once and it fell through, presumably as a result of whatever is going on with the wall of windows in the rear. Besides, that there have been no other buyers in almost three months…..in a neighborhood that usually sees houses selling in less than a week for over ask with multiple offers. The multitude of issues with this house are listed by many throughout this string. They appear to range from major design flaws to specific taste level issues. |

To each their own, but 99% of the population would disagree with you. CCDC is a family friendly neighborhood and this house is one of the least family friendly houses. Not to mention the dated design, limited storage, weird layout, and serious lack of amenities for a new construction house in this price range. |
Show me something better for $3 million. You people were complaining about a small $2.4 million dated center hall colonial in AU Park earlier this week that - gasp - also doesn't have off street parking. That house went under contract immediately. |

I would take this one in a heartbeat if I had to choose. I don't care about off-street parking as much as some poster, but this has two garage spaces. I would paint the entire thing and take out the hideous master tub and put in in something freestanding. Much better layout, and I'm not into living in a fishbowl. I’m the PP who liked the Barnaby Woods renovation - I like this Grafton one too and LOVE your neighborhood. It’s a better location. But I would want to update the Grafton one, and it’s already going to go for more money then the Barnaby Woods one. |

The Grafton one is prestige though. No one will be impressed watching you drag your trash cans across the grass. Everyone is impressed rolling up to a house on Grafton. Even if the new owners just paint and call it a day. The only place the modern house is better is I guess on Tik Tok.
I don’t even dislike the house that much but I do find the trash can thing unforgivable and a clear sign that the builder isn’t reputable and almost certainly left the new owners with bigger, more expensive headaches. The window thing is another red flag (although anyone who has built a house can tell you that sh$t happens). But all these red flags combined? No. |

Okay I took another look and I have some more complaints.
1) the main staircase by the entry has an awkward column. I’m not sure what the right way to deal with it would be. Probably to just suck it up and enclose the staircase. Having the column jammed behind the metal bannister isn’t working for me. 2) there is a hall/pantry thing between the front parlor and the kitchen area. It should have pocket doors. Those doors are going to be such a PITA. A big mistake that will be difficult if not impossible to remedy. $50 says the new owners just take the doors off. 3) I don’t know the answer to this but while I don’t necessarily dislike the overlooking basement family room thing, it does look like a noise problem. People touring the house should stand in both spaces and talk loudly and see how it feels. 4) It is SO close to the houses next to it. With absolutely no architectural consideration taken. The windows in several bedrooms look like mistakes. The poor people in the neighboring houses. Just awful. It’s just clear that a person who doesn’t care about anything or anyone built this house. |
