To build something similar would cost 2.3-2.4ish million, plus the backyard and additional things after moving in such as wallpaper., molding, and more. So all together that puts you at 2.5+ million dollars. With the high interest rates that are at least 800k down plus a minimum of 15k a month. Also, wait and watch, but as someone who really knows the real estate markets, as soon as Toll finishes the community, everyone who bought a home here will be deep in a hole. high-interest

Dude, nobody is spending 15k/mo on mortgage…people who can afford the house have the ability to buy either without a loan or have 1M liquid they can spend. Just like any other 2+M home in the area, this will sell. It’s a beautiful home, and like most people who live in the community, the buyers will be very well off. As for the home, it is outside of my price point, but I think it’s very nice and if people can afford it, more power to them! Not everyone is dependent on the banks.

great comment. most are dr couples or lawyer couples or entrepreneurs who have 1M liquid they can spend...

I agree with all of your points! None of the residents are struggling to live in Mt. Prospect. As evidenced by the crowds at the model on Saturday, there continues to be considerable demand for these homes.

Did they reduce the Koloroma price from 2.25 to 1.9?

Don’t think so. If there was considerable demand then they’d be sold.

Only 1 lot is available…so yes, they get sold within days of becoming available

They had been marketing them for weeks now to people who had shown interest in buying a home here previously, so most if not all of the homesites sold were not sold within days.

If you're going to throw shade, at least get it correct. This area would be in Gaithersburg, not Rockville.

Not sure how valid it is, but it says “North Bethesda is not in Rockville city limits. North Potomac is not in Gaithersburg city limits. Neither area receives services from the cities most people associate them with.”

Anyone know when phase 2 is projected to be complete?
Anonymous
The first phase is not yet complete and it is about 2.5 years since sales opened up for phase one. I would estimate 3-4 years at least before phase two is complete (and it is much larger than phase one).

The PO recognizes it as Gaithersburg, but we don’t get city services. It is most definitely not Rockville.
