This community has clearly finally overpriced themselves. It is not a smart decision to buy here.

As an agent, the price for the kalorama should be starting at about 1.6. That way it finishes at 2.2-2.6 depending on options. The other homes, Parkhurst and Renwick have a layout that makes them feel small/congested.

Right now the kalorama finishes at 2.5-2.9 depending on options. And those prices of course do not include the backyard you see in the model. Since they cannot drop the price, they should consider giving a free finished basement with the homes, remove lot premiums, and give some design studio credit. That way they drop the price 200-300k without dropping the base price.

You should really be getting a 10% discount or more, otherwise do not buy because you will never see that money again. This community is not in potomac, or bethesda, to justify the price, and most actual rich people do not like this McMansion like development. Also by the way the closing cost is 75k on top of all the overpriceness.

If you bought a home here after the crazy price ups and want to ever see that money again without losing half a million, I suggest selling while toll brothers is still building homes here because after that the prices will plummet.

As an agent, have you recently viewed the home and available lots? What are the current lot premiums going for?

I agree with the previous poster that there is absolutely no need to put in more than $300k in finishes to the Kalorama + lot premium + closing costs and then end up closer to $2.4. I think one thing so many of these negative posts miss is that many families move in to this neighborhood with long term intentions. They build the home in a zip code they are okay with in a lot they want and how they want the home too look and feel. If that means they are pricing their home too high, I think these people understand that. You likely have some money management and life skills if you can afford a home starting at $1.9 million to be able value what you are building and understand the expected return on it (if and when it is sold).

Under 2.4 is not possible. Bare minimum in options you will take the outdoor living, and basement. With the homesite premium you are already looking at 2.3 starting for lot 33. Add on 100-200 k in design studio, and with closing costs, bare minimum 2.5, which is insane for north potomac, with basically no lot, and an un upgraded home. Simply wait it out if you want to buy here and they will drop prices, they are already offering some discounts.

Search it up. For a luxury home except to spend about 30-40% or more of the base price on options. That number is literally 2.5 to 2.7 million

Literally ask the sales people there. Also homesite premiums are 45-100k, which is insane as they are charging so much for crappy lots

Isnt toll known to be a bad low quality builder? Like look at their reviews. This community is like an actual scam at this point

I live in the community and am happy with the build quality. But I must say, the prices now are crazy. Same exact home I bought would cost 650k more than I paid! Not only is base price higher, the options prices went up (at least 6 months ago when I asked—was told supply chain issues was the cause, maybe that’s improved now). The home and community are great, but at these prices, I wouldn’t do it now.

Why do some people buy really expensive cars knowing the value drops significantly the minute they drive off the lot? Because they like the car or don’t care about the resell value. Same applies here…not everyone looks at it the same way you do!

Crappy small lots, mcmansions, overly priced production builder, known for bad quality. Meanwhile, cars like a ferrari for example: super high quality, true luxury, good buying experience and more. A house and a car are not comparable because homes are more expensive and real rich people wont buy here. Forget the price, i just dont like the community anymore. Its so funny how the sales associates post here.
