Two story family room and grand multigen suite were not options on Palatine. The prep kitchen is much nicer/larger in Renwick compared to Palatine. Bedroom sizes were good in Palatine |
I am still at a loss on what I’d use a prep kitchen for with any regularity that would justify not using the space for another purpose (homework room, etc.). Can anyone let me know? |
I think it is possible toll removed the palatine because it was not as profitable. When you look at its dimensions it would fit better on the lots that are coming out in phase 2. The detached garage, and courtyard(for garages) was not the most profitable layout. In addition the palatine was not as popular of a model as it is more expensive and did not offer multigen suites. Personally I like a dramatic foyer which the phase 2 models seem to lack but the kalorama seems to have a nice family room. |
I think a prep kitchen is a wonderful option if you have a cook or if you cook yourself a lot. It gives you an area to do dishes and things that make a mess out of sight so the main kitchen looks really good. |

I hope the prices come down a bit in this community as they are in willowcreek and amalyn. The home market is really slowing and mainly new homes seem crazily priced these days. The issue I have is a few years (10+) down the line, the home will not even sell close to what I bought it for. Why would ppl buy a home in mt prospect when u can get an amazing home nearby for cheaper and a bigger house/lot in a community. Like there is the willows of potomac nearby, quince orchard, crown ect. Also I feel like toll knows the market is slowing (or maybe even crashing) and thats why they are offering quick move ins and all these incentives. |

Willows are 20 plus year old. Most of the home buyers are local and came from the Churchill area.. where the homes are 50+ year old. New homes are amazing!!! |
Lol my friends have a home in the willows and it is fully renovated and looks better than most of the hamlets and orchards for like 1.5 million. Also they have a nice renovated pool and good facilities to. 10 years later mt prospect will also be old and they dont have a clubhouse or pool. At the current prices I dont see the value and can assure you most ppl who bought the really expensive homes in mt prospect (like the palatine model) will be in a hole when it comes to resale. Ppl have driven up these new home prices. Also none of the homes i mentioned are 50+ years old. |

It’s really dependent on the regional and local team building. We have asked many folks in the community (while driving by), and we have heard nothing but great things for Mt Prospect. Same in the Arden and Willowcreek area. I think people are happy and negative reviews will always exist from disgruntled people. |
As you said, Willows are 20 years old and need to be renovated…there is no comparison to Mt Prospect which can get you a modern new home for similar price. You can’t renovate a complete home with updated wiring etc for cheap. |
I varies a lot, I think. But the true horror stories appear rare. We had a lot of relatively minor inconveniences and they also often “forgot” to schedule follow-ups, etc. Annoying but not catastrophic. Some of our neighbors had no complaints, another had a ton of rainwater come into their bedroom after the first big storm after their move-in. A good handful of us experienced notable framing mistakes (windows incorrectly placed, etc.) almost all caught and fixed before closing. Just be very present during construction and active in following up on concerns. |
Agreed…they are very responsive in my opinion when things go wrong. I don’t blame them for problems that arise…but it’s good to know they deal with things appropriately. I’m a very happy customer of Mt Prospect. |
