What's the logic of having garages with a wall shared with the neighbor? I'm having trouble understanding why any builder would do this when building SFHs. It's hard to even visualize what that would look like, and I couldn't find any photos of it on the Toll website. |
i'm sure they did it just to save space and build as many houses as possible on smaller lots. if you look at the site plan (look at home sites available) you can kind of see the outline of the houses and how there's just a small area of 'shared' grass between the houses from the front... and then really, it's whether the lot has much of a side yard where you could build a patio or some kind of outdoor space. i'd pay attention to driveways too though, some of the hamlets have longer driveways vs. some have almost none at all. if there is a longer driveway, that will be convenient for guest parking or parking your own car if you can't fit them all in the garage. |
Thanks, I see the site plan and how the houses are connected. Since the garage wall is shared, and the garage is not a freestanding structure but is instead attached to the houses, it seems like these are actually duplexes. I doubt homeowners insurance would view this as a single family house. |

MoCo wanted shared walls between houses? Or MoCo said that Toll could build X houses, and Toll found a loophole where it could build X * 2 if a portion of the houses was attached? |
When building out a large piece of land like Mt Prospect, MoCo requires townhomes/duplex and low income housing (MPDU) as part of the approval process. Instead of townhomes, Toll came up with the current option. Its actually a smart alternative given the county requirements. |

It is the model with the wrap around porch by the design center. I guess, once it is ready they will advertise it. |
