If it’s just painting the walls (not the trims), the rule of thumb is $2/sqft (of the floor size of your house). So a 2500 sqft house would cost about $5,000.
You’re being ripped off.

I didn’t want to quote the whole thing and there was an unfortunate page break. It refers to the previous post. A poster wrote a very long story about how inexpensive it was to paint their house and another poster asked for the contact info of the workers.

It was a good and helpful story, one of the most helpful things I've read on this board in fact since we are planning a similar full house paint job and worried about the mess. So thanks to PP to sharing those details.

1) troll
2) agent
3) owner
4) contractor

I'm just a homeowner currently going through a renovation where we received multiple bids from multiple different contractors, handymen, electricians. Just sharing my experience with current pricing for paint, drywall, HVAC, floors! If you don't want an honest response, don't post the question.

I'm just a homeowner currently going through a renovation where we received multiple bids from multiple different contractors, handymen, electricians. Just sharing my experience with current pricing for paint, drywall, HVAC, floors! If you don't want an honest response, don't post the question.


And I'm a portfolio manager for a largeproperty management firm. I see literally 50 bids a month for things like painting, carpeting, refinishing floors, appliance relacemnet etc. The churn and burn of everyday domestic work. Anyone telling you it's the cost of a Subaru to paint a 3 bed house is trying to rip you off.

Ah, thank you. Came to this thread today and did not realize that someone had asked for the contact info.

Sorry, I cannot give contact info on this site and without the permission of the contractor.

I will however tell you that my cost was higher because of our health concerns and the extra cleaning etc. I included the cost of scaffolding because I was paranoid about a worker falling and injuring themselves because the company was small and I really did not know what their legal work status was. This meant that I was strict about making sure that they rented the safety scaffolding and took precautions when painting high ceilings etc. This was a few years ago.

I also got the work done during winter (around Christmas) and these guys did not have too much work at that time. They do not have time to take on work in Summer because they will do large scale commercial work (hotels, hospitals etc) in summer and are much in demand.

If you ask around, I am sure you will get a very good price and professional work. Winter is the best time to hire these contractors because they are not very busy at this time.

Not commercial. Residential.

And there are no such thing as 'kick backs' in the white collar PM firms. Our clients are SES, Armed services officers, law firm partners, etc. We would be shredded if there was even a whiff of thinking that we were directing them toward contractors that paid us for business.

I don’t think the PP was talking about kickbacks, I think the pp was talking about giving you a lower hourly rate for 25 jobs vs 1. Because small jobs eat up overhead - traveling to give the quote, the time to write one, and all of those that don’t end up hiring you, the occasional psycho PITA.
