Again if there is anyone who has bought a lot from this group, I would like to hear about how the process went and what excuse they have for taking over a year to start construction, and I do not buy the excuse of city permits taking long.


Boy, that sounds like a scam in the works. I would never sign up for that. Even they actually built your house and the rest of the neighborhood, you'd be living in a construction zone for years. I suspect that this developer is going through rough times with this increase in interest rates. I looked up the people in charge of Bando, and I cannot imagine putting any money at risk with them.

If you put a deposit down, I doubt you’re getting a house or your money back. Seems very shady.

That seems to be the rap on PG. Really high taxes for bad schools. So that if you have kids you're better off taking your chances in MoCo.

As a percentage of the home value PG taxes are high but the assessed values are lower than the same house in other counties so the out of pocket cost is probably the same as MoCo.

A Quick Look at Redfin shows a 4 bedroom/3 bath house, 2 car garage, pool on a big lot with property taxes of $5,682. Priced at $660,000 Great Schools scores for the in bounds schools are 7/7/6.

PG taxes are high but with the Homestead tax credit you lock in your yearly increases at no more than 10% yoy. The rate of appreciation in the county is far above other counties in md, so it’s a good value under $900k or so

I live in the neighborhood that these homes are meant to be built. The lots have gone through a few different developers over the last 12 years and none have actually built on the property. The current investment group has been "building" (clearing) the site since 2021. They currently aren't paying their contractors, so work has been stopped for some time. The group filed filed for Chapter 11 earlier this month.

Yikes! I wonder how far they had gotten in getting in any buyers as it seems their deposits are now out the door.

Also, for the person who didn't like Henri, the Louis is worse. Nothing like a curb view of nothing but a garage. If they're on 1/2acre+ lots, there's no reason to build with a garage up front and center.
