So in your universe, vintage homes like original colonials and Victorian mansions have no bedrooms at all? |
The ones that are lined entirely with shelves tend to be called libraries, studies, or offices, not bedrooms. It's 2020. We expect houses to have indoor toilets and bedrooms to have closets. |
Ok I’ve looked back through the thread and I haven’t seen this one linked. What are people’s thoughts on It:
https://www.redfin.com/DC/Washington/825-8th-St-NE-20002/home/9902379?utm_source=ios_share&utm_medium=share&utm_campaign=copy_link&utm_nooverride=1&utm_content=link Seems like people are wary of places right off H. Is that why it’s sitting? It’s already had one price drop. I see they bought it for more than $1.1 in 2014. Did they just overpay then? Or is it normal for something in this price range to sit a while? Can’t figure it out because very few things sit this long in the neighborhood. |
That house has a whole thread devoted to it: https://www.dcurbanmom.com/jforum/posts/list/904218.page My summary of the thread: the problems are price, location, layout, the direction the fridge door opens, and staging. Or else $1.3 million is a perfectly reasonable price, the location is fantastic, and people who complain about the fridge door are all idiots (what, you expected consensus on a DCUM thread?). I'm not sure a house anywhere near Capitol Hill can be on the market for more than 30 days without being discussed on the DCUM forums. ![]() |
Oh, thanks! I missed that one. I definitely would have remembered the fridge door comments! |
Several new listings today! My prediction is that each of these will go under contract quickly and sell for over list.
3br/2.5ba for $799,000 https://www.redfin.com/DC/Washington/1243-I-St-NE-20002/home/10234277 3br/2ba for $749,000 https://www.redfin.com/DC/Washington/1118-Abbey-Pl-NE-20002/home/9892309 2br/1ba for $585,000 https://www.redfin.com/DC/Washington/256-14th-St-NE-20002/home/9913631 |
Both Abbey Place and 14th Street already pending. I expect Abbey Place to go above asking. It needs work but is perfectly liveable and it is increasingly hard to find something unrenovated that close in. A great chance to actually update it to suit you instead of paying a premium for the same gray and white flip as every other house in the neighborhood. I have my eye in that I Street house. That price is GREAT for the neighborhood, even though it’s under 1500 sq. ft. Zoned for J.O. Wilson too. No way it goes for under 800 but I guess we are in a weird in between season. |
I Street also pending. Took a whole five days, which seems like eons around here LOL. |
It took two months but finally went under contract yesterday. |
This one on Maryland Ave was sold for 1.42 mi. I remember people saying it was in a shady part of NE and all, but well, sold @ 1.42mi and not even Maury zoned. https://www.redfin.com/DC/Washington/1213-F-St-NE-20002/home/9910293?utm_source=myredfin&utm_medium=email&utm_campaign=listings_update&riftinfo=ZXY9ZW1haWwmbD0xMzAxMTIwOSZwPWxpc3RpbmdfdXBkYXRlc19kYWlseV8yNCZhPWNsaWNrJnM9ZmF2b3JpdGVzJnQ9YWRkcmVzcyZlbWFpbF9pZD0xMzAxMTIwOV8xNTk5MTI0MzMzXzE0JnVwZGF0ZV90eXBlPTcmbGlzdGluZ19pZD0xMjA0MzcxMjQmcHJvcGVydHlfaWQ9OTkxMDI5MyZwb3NpdGlvbl9udW1iZXI9MA== |
I mean, it took almost four months to go under contract and the price dropped $75k in a neighborhood where lots of homes are contingent within days with multiple offers, but I suppose there's a lid for every teapot. |
This place was on the market 3 days, already pending (3 bed/2.5 bath, cute back patio, $999.5k):

People called this "shady"? Weird. |
Even crazier than that. Listed Sept 2, pending Sept 3. P.S. Trimmed the link for you. |
lets see the sales price! I think the problem was really the square footage and lack of outdoor space. Even on a better block, 1.3 seems above comps. |
