Can anyone tell me about Calvert Hills and University Park?

We moved to UP last year and love it. Who knows how accurate zillow estimates are, but the current estimate for our house is nearly 40k more than we bought it for. I think people are starting to realize PG County isn't the scary, run-down place it's made out to be.

It will be interesting to see how much of the planned development around College Park moves forward post-pandemic. I know they want to turn it into a desirable college town. The new housing developments have been a mix of nice apartments geared towards students and luxury townhouses/condos that seem to attract young families.

The only discussion I have seen was part of WMATA's threats to get more money because of low ridership during the pandemic. If anything, it seems like College Park is adding density, though it seems most of that is targeted toward "luxury" apartments for students?



I think the proposal have been scrapped recently, but they considered closing a few stations


The leverage of the University would never allow that to happen.

It’s only geared toward young students. Older students might need larger bedroom apartments which they’re not building.

The only under priced place left. So much upside. The location is great with metro, tons of employment and amenities.

There are several Federal office buildings right near the CP Metro Station (FDA, USDA, NOAA, unknown Agencies with serious fences) and I bet the feds would put a lot of pressure on WMATA not to shut it down.

UMD needs to demolish the Greek housing and turn that space into a commercial/pedestrian zone. Rte 1 is not the right place to have the “town.”

They are not going to close the Metro station, please. Among all the other reasons, it’s the intersection with the purple line.

It will be interesting to see what the house listed on Wells Parkway goes for. There was another listing down the block that went for $100k over listing price, which is kinda nuts for typical home price in the area. These are pretty modest ramblers too.

I wonder what, if any, impact these high sales prices are going to have on the local schools. Will some of these folks roll the dice on public schools? Studies have shown that the presences of kids from a higher SES can have a positive impact on students from a lower SES. Parents who aren't working 2 jobs have the time to be more involved. More involved parents can help improve a school etc.

I doubt it. It's not like University Park or Calvert Hills were populated by the poor before, but the county as a whole isn't as segregated as MoCo or Arlington. I think people seem to like UPES, though I have heard some complaints about class size (I don't have kids there, but know people that do). It's still county administered schools and there are likely a lot of other county schools that are going to be targeted first. Jr. High and High School still seem to be a major concern unless you are doing religious private or some kind of special program like a charter school or Roosevelt's magnet. They are currently rebuilding Hyattsville Middle and Maryland has enacted some changes to the school funding formula, but it is still pretty speculative.
