How is the ms situation? I've heard good things about the elementary school but don't want to have to move for middle or face the same problems as in dc

We’re going private for middle school but know families with kids at College Park Academy who are happy with it. I’ve heard mixed things about Hyattsville Middle.

HM is overcrowded and was just moved DOWN on the county's list of schools that need to be rebuilt. I think HM will improve steadily over the years. CPA has great scores but it's unconventional curriculum might be off-putting for some.

It is at the high-end for this area. But there aren't many homes in this area that are 4 beds/4 baths. There was a listing in UP that has an offer for $635k. This home is larger. Calvert Hills has lower taxes and is more walkable than UP, because you don't have to cross Rte 1 to get to the development by WF or the CP Metro. And finally, there has been nothing in Calvert Hills all year. I'm not sure that adds up to $150K more than the more modest homes in the area, but I wouldn't be shocked if it happened.

The CP house is much much cuter. And you're right big houses are rare in CP/CH. So maybe it will get close to asking.

I don’t think you do. Look at the previous sale price. No amount of interior updates justify this price, and I don’t think there are any comps. And I really like this house. The price is ambitious for the area.

I think 1mil would be fine for it. And the house still looks old.

I think even taking lot size and sq footage into consideration, $1 mil would need to include a fully updated house.

Since it went under contract in essentially a weekend, I'm going to say very close to asking ...or asking. Not sure if I think it'll go over.

I think that house was on a the garden tour a while back. If so, the garden/lot is beautiful.

Or you have to want to not live with the kinds of people who insist on Montgomery County and howl about redistricting.
