Can anyone tell me about Calvert Hills and University Park?

I doubt it. It's not like University Park or Calvert Hills were populated by the poor before, but the county as a whole isn't as segregated as MoCo or Arlington. I think people seem to like UPES, though I have heard some complaints about class size (I don't have kids there, but know people that do). It's still county administered schools and there are likely a lot of other county schools that are going to be targeted first. Jr. High and High School still seem to be a major concern unless you are doing religious private or some kind of special program like a charter school or Roosevelt's magnet. They are currently rebuilding Hyattsville Middle and Maryland has enacted some changes to the school funding formula, but it is still pretty speculative.

Buyers have had a lot of options the past few weeks. Which may mean lower prices

Surprised to see 4 homes on the market in UP and not one under contract. Very different from the frenzy this summer.
