I am a stone throw away from everything at PG Plaza Mall/Target/Safeway. I am a stone throw away from the DC Costco and all of Dakota Crossing. I am an easy Uber ride from most DC attractions and nightlife.

I also have AMAZING neighbors! The community here is very welcoming and there are countless community events. We even have our own newspaper that highlights the wonderful people who live here in PGC. The schools are not amazing, but are improving, but it should also be noted that there are several affordable private school options in PG, I happen to also live walk-able to one and will most likely send my son there. I will end up paying less than I was for daycare! The schools were also not very good in Alexandria! People go crazy for Del Ray, but the schools there are terrible and I have everything I had there, here (plus more), and I paid half of what I did in Del Ray! I would also like to note that my house cost 470K exactly one year ago today and it has already appreciate by 80K in a year!!

I am over the moon excited that I have found my forever home and expect that people coming to this area for Amazon will look at PG as a real option for housing. I think more business will come to this area as well. I am glad I made the move I did, and I think others in this area will start to take PG seriously!


OK, you MENTION the public schools -- as "they aren't all that bad" but "I will probably send my kid to a local private school." So, yeah, you MENTION the schools, but you don't actually USE any public schools in PG and you plan to send your kid to private. So, you are glossing over the big reason people avoid PG County -- public schools, especially at the MS and HS level are not good enough. I have friends (white friends) in PGCPS and in the TAG program. I will agree that they have had a very good education in the TAG program. But, when the acceptances/rejections for Roosevelt Sci/Tech came out -- my friends and all the families they know (also in TAG) were either getting into Roosevelt or taking a huge hit to sent their kids to private HS -- $25K per year and up.


It's just math, pp. DH and I looked at Virginia and PG when we were buying our house because both would have been a reasonable commute at that time. The type of house we bought in PG cost 320k in PG (at that time) and would have cost 800k+ in NOVA, plus would not have been in one of the better school districts. Our children are in the public schools for elementary (and one is in a specialty program until 8th grade) but let's assume they need private for middle and high school.

So let's say 6 years of $25,000 tuition for both kids- that is $300,000. Yikes. So that turns the cost of our 320k house into 620k. Which is still less than the same house in Virginia. We could also move, that is always an option!

But wait, our house, which was a short sale, appreciated greatly- it could easily sell for around 600k now. So financially our choice makes even more sense. Then you factor in that our house is paid off, and that DH was relocated so that his PG commute is much better than his NOVA commute would have been.

So for us, our choice worked in our favor. We have a nice home and our kids go to great schools (that's right, I think my PG county public schools are GREAT, not just good). Other people can make other choices that work for them and that's fine.


+ the lifetime cost of the NoVa house when you count taxes, upkeep and utilities are expenses most people don't think about when saying they go to a 'free" public school.

PP that you are responding to- exactly. Do what is right for YOU and your kids and your life and your financial situation. Don't submit to other people's ideas of what a "good area" is because people are influenced by stigma, racism, and who knows what else, especially when it comes to PG. Plus they sunk 800k into their house in NOVA, so they are not going to advocate against that choice! I don't live in Hyattsville or some neighborhood people talk about on DCUM, but I live in a beautiful home with nice people as my neighbors, including professionals and working class people.

Not all school districts in VA or MD are great. The money I save on housing goes to other things. You could have great public schools and still need to explore private education for your child bc of special needs etc

I work at NASA. I can definitely tell you that no one wants to work here and they we only get the worst of the worst, the losers that can't get work anywhere else.

I work with rocket scientists, engineers who invent, develop, design and implement some of the world's cutting technology. I work with more PhDs in hard sciences than most people meet in a lifetime. Yes, we have a large number of average intelligence folks around here that are going the mundane bureacratic work of a government agency, but with over 9000 employees on center and over 6000 contractors at local off-center locations, we have thousands of the best and brightest here working on space and Earth science, engineering and IT. We have no shortage of applicants for every opening that comes up for positions here. I've known people who have worked here, left for more lucrative positions, and then spent YEARS trying to return to NASA because the work environment is better, the work more interesting and the general knowledge of the community is so high. This year, NASA was voted the #1 large agency of the federal government for the 7th year in a row (and more than a dozen times total). Goddard in Greenbelt dropped to the #2 center (out of 13 centers) for the agency. People want to work here and they don't want to leave.

My wife and I both work in PG county, so we live here. I have lived in PG County for over 25 years and love it here. Yes, our schools are weak. But I have a college friend. We both bought our starter homes about the same time and we both upgraded to our current homes about the same time (both purchases within 2 years of each other). His starter home was a 1200 sf rambler in Rockville that cost about 150% of what my 1800 sf rambler in Laurel cost. His 2100 sf home in Bethesda cost him $100K more than my 3700 sf home in Laurel. I could buy a 2400 sf home for $300K less than what he paid. If I had bought a comparable size home to him in Laurel, over the life of the loan, I would have paid $300K less in price and $175K less in mortgage interest over the life of the loan. And less in property taxes too. We are zoned for a good (8 or 9 on the GS scale annually) ES, Bond Mill. We are zoned for an okay MS (GS 7) but a horrible high school. If our kids don't get into Roosevelt, I can pay $30K each for 4 years of high school for $240K, which is less than the $475K I would have spent to live in Rockville and it would more than double my commute time. I would pay more and lose a lot more time in the car away from my kids.

As for those people who think that property is a bad investment in PG county, they aren't doing the research and are just going on their guy feelings. Other than the recession period 2007-2009, PG County year-over-year RE price increases have always been one of the best markets in the DC area. The profit margin is less because the home prices are lower, but by percentage, PG virtually always beats out Montgomery County. From August 2017-August 2018, PG average home prices rose 7.3% vs Montgomery County 4.2%

As for crime, I have mentioned this frequently, the crime statistics that are high come from the 10% of so of the county that is inside the beltway. If you look at crime statistics for the 90% or so of the county outside the beltway, they are comparable to Montgomery County and most of NoVa.

I understand that it isn't a choice for everyone, but there are many good reasons to live in PG County. And if you live here, it is far more affordable. Not sure I see any bashing here. PP simply pointed out the inconsistency in the argument that some people don't want to commute over the bridge from Virginia to DC, yet expect Amazon workers to buy in PG so they can commute over the bridge to Virginia. I happen to like parts of Prince George's, but man are the folks here overly sensitive to any perceived slight.

Would the commute really be that long though from PG to Pentagon City or Crystal City since Amazon will spread offices between those areas, as "National Landing". According to Google it is like 40-50 mins via train from PG Plaza or West Hyattsville to Pentagon City or Crystal City. It will be less if they expand Yellow Line service to Greenbelt. People commute that far in their car from as far as places like Stafford so why would people not be interested in a train ride where they wouldn't have to worry about the stress of driving and could still have access to affordable housing?

Would the commute really be that long though from PG to Pentagon City or Crystal City since Amazon will spread offices between those areas, as "National Landing". According to Google it is like 40-50 mins via train from PG Plaza or West Hyattsville to Pentagon City or Crystal City. It will be less if they expand Yellow Line service to Greenbelt. People commute that far in their car from as far as places like Stafford so why would people not be interested in a train ride where they wouldn't have to worry about the stress of driving and could still have access to affordable housing?

PG is a dump. Terrible schools and mostly deteriorating housing stock. It depends on the government for just about everything.

Maryland has 24 counties. Virginia has 134. Hardly a fair comparison. Also NOAA HQ is in Montgomery not PG County just like National Archives HQ is in DC not PG County. But carry on.

It's like they'd never seen rivers in Brussels, Buenos Aires, London or Hong Kong. But now that Amazon is coming to Crystal City, suddenly it's "Oh PG is gonna benefit! We're right over the bridge!"

PP simply pointed out the inconsistency in the argument that some people don't want to commute over the bridge from Virginia to DC, yet expect Amazon workers to buy in PG so they can commute over the bridge to Virginia. You know this how? You can't find a good argument so you throw out insults. You sound like a very smart cookie, keep up the good work there buddy.

Maybe you are jealous that I along with other people living in PG County got good deals on our houses and aren't sitting in traffic or spending an arm and leg on our mortgages. I think that maybe real issue here.
