It is certainly not tier 1. As far as affluence, not aesthetic, yes, I will agree, it should be tier 2. It has gotten very expensive, more so, than places like Burke and Springfield. That is, if you can get a place there now for 800k, 80% of the time it’s a tear down - a house that is not updated and in need of major work

I don't understand why you have Arlington in its entirety vs just signaling out OT of Alexandria. Arlington County is huge, and has plenty of sketch and ugly areas. Plenty. It should be North Arlington as 4.

South Arlington is basically the Silver Spring of NoVa. Lower mid-tier territory with a bit of charm and a lot of problems.

I am not a fan of del ray. Old town is fine but you are looking at 30 minutes to get into dc on any workday.
Trapped by route 1 and gw parkway. Total hell. Plus parking sucks.

The rest of Alexandria really should be leveled and start over. Like landmark mall but the whole county.

You really don’t know much about Alexandria and that’s ok. Stay where you are.

There are very cute, wealthy, and nice areas in South Arlington. Certainly higher prices per sq foot than places farther out, anyway.

Half $1 million is really not that much difference. Burke and Fairfax are just more suburban and less dense and further out. Different lifestyles for sure as I do prefer old town.

Are you stating that there is no appreciable difference between a $600,000 house and a $1.1 million dollar house?

Yes..for those of us that bought our primary home below our means..😁.. I saved the difference and invested it in a beach house in Rehoboth 18 yrs ago. Paid off nicely.
