Outdoor living extends the roof area beyond the base model, therefore cannot be easily added after the home is built. Toll Brothers already insulates the basement exterior wall and include basement bathroom rough in free of charge so it is easy to finish the basement latter.

We purchase Palatine model last December and opted for walk out covered deck (we have walkout lot and the covered deck was $35K+) and on top of the deck is the covered walk out porch from the second floor master bed room ($15K+). There options are difficult and costly to add after the home is built because of altered roof design. Our basement was unfinished but we added optional wet bar rough in ($500+) and one additional basement daylight window well ($3.5K+).

Although the cost of finishing the basement is quite reasonable (given the rate of inflation and shortage of materials and labor), we would like to design of own latter to include home gym and entertainment options.

You are likely to pay more for these upgrades after a home is built. Finishing the basement might be a DIY project for some.

We spent $20K on low voltage preside and audio + $25K on recess/ LED lights (added 250+ lights) and electric car charging outlets in garage.

Talked to the guy at Toll Landscape: asked about the cost of installing outdoor lighting but did not get a straight answer. The do not have a price sheet for each outdoor light (no price sheet for patios or landscape either). The price estimate varies for each project.

The maximum bandwidth available will be about 65 Mbps (Megabits per second) for modern Wi-Fi devices that support mesh. While this may seem quite fast, keep in mind over multiple network hops, this bandwidth will decrease quickly. CAT6 Ethernet cable can support up to 10 Gbps (10000 Mbps), which is approximately 154 time faster. (Our current home have Verizon Fios fiber optics ethernet at 1Gbps and 3 top of the line mesh routers. The maximum speed of the Wi-Fi is only approximately 300 Mbps at best). If building a new home, prewire for CAT6 Ethernet is a good choice.

For out Palatine model, we also installed two conduits for fiber optics (to future proof if upgrading to 8K high def TVs). Conduits are only $350+ each.

Base price of Palatine Farmhouse model was almost $1.58 Mil in December 2000 when we purchased. So glad we got in early.

For the Palatine model, we spend almost $100K for design center upgrades and $30K+ upgrading appliances to Wolf/ Subzeros

This is for unfinished basement, LVP on the first floor, standard carpet for second floor

Sorry but doing mesh in a new build is crazy. Pay the $150 and get WAP’s as PP said. It one of the benefits of new construction!

When are they going to release the next lot? Are they releasing only one Windmill lot each month?

I recall something about the ceiling height being higher of Toll finishes the basement. Unfinished is either 8 or 9 feet height but when they do it, they raise it to 9 or 10 (can’t remember which).

don't forget that if you get the finished bedroom in the basement, will need to also purchase the window well option for $3500. We didn't see any options for raising the basement height as part of structural options and didn't think to ask.

You get higher ceiling in the basement as part of the finished basement option. It’s not an extra cost so we did the main area, but didn’t do bathroom or bedroom or media room…will do those after closing, but wanted the taller ceilings since that’s not doable after foundation is poured.

Do you get extra height ceilings for unfinished basement if purchased the optional daylight well window option ($3,500)?

We didn’t know about the extra height basement option (our basement is unfinished) but we did purchase the window well option ($3,500). Hopefully that includes the extra height basement.

There is no difference in basement ceiling height between finished and unfinished basements (they are all 9 feet high before dry wall). The finished basement will be approximately 8’9”
