We are debating between two quartz: PEARL JASMINE (Level 6) and CALACATTA GOLD (level7)

Any recommendation ? I have read great tips here before and hoping to get some for this

You can zoom and see both quartz here: https://www.tollbrothersdesignstudio.com/studio-locations/md/columbia#view=walkthrough

cabinets will also be whites (level 2 and above) if that matters

Thanks

We chose Miami white (level 3 upgrade) for the kitchen countertop, waterfall island, backsplash, and all bathroom and powder room and prep kitchen countertops. Our current home have the Calcutta gold in the kitchen countertop, island, and backsplash; the all white quartz (Miami white) seems more contemporary for the interior of a modern farmhouse (our current home is a transitional craftsman style home).

Our cabinet choice is the same as the one in the Palatine model home (level 2 upgrade). Like the slab style, wood look, textured, light colored contemporary look. We all lower cabinets of main kitchen to drawers for pots and pan, and upgraded all bath and powder rooms and prep kitchen cabinet doors to the same style. Also upgraded all bath and powder rooms cabinets to include drawers.

The sink faucets, knobs, shower heads, towel rods, bathroom hooks, etc. are upgrade to the same style as in the Palatine model home

Cool, good to know. We plan do exactly the same thing except with one of the pearl jasmine or calacatta gold.

We are looking to get a light hardwood floor on first floor (level 4 upgrade) and light Luxury vinyl in both basement and second floor
What did you do for flooring ?

We like the maple (natural, very light colored - level 2 upgrade) engineered hard wood but it was only available in 5 inch width (cost would be $17K+ for the first floor; $57K+ for first and second floor). We also like one of the level 4 engineered hard wood floors (7.5 inch width) but the cost was too much for our budget ($25K+ for the first floor; $75K+ for first and second floor). Our basement (Palatine model) is unfinished; exterior wall insulation and bath room rough in will be included, and we added one additional daylight window/ well in basement and rough in for the wet bar.

We are upgrading to Wolf/ Subzero for the main kitchen appliances plus an under cabinet cooler (Subzero) for the butler's pantry.

Total design center cost: approximately $100K+
Lot premium: $140K
Structural upgrades: approximately $150K
Low voltage/ security camera/ Wifi/ audio/ surround sound/ ethernet/ smart home pre-wire: $20K
Recesses lights/ led lights/ electrical: $25K
Base price of home: $1.58 Mil

We chose LVP (the one on the left upper corner shelf in the design studio) for the first floor (including the flex area of the Palatine model - $2.2K)
We chose carpet for the second floor (no upgrade for the carpet - coconut twist; level 2 upgrade for the padding - with 3M Scotch Guard Advantage which cost almost $18K for the entire second floor), they also have a level 3 upgrade for the carpet padding, which is a memory foam option with 3M Scotch Guard and cost $3K+ for the entire second floor
Our basement is unfinished

We just put our hardwoods on the second floor hallway with carpet in the bedrooms. Just FYI in case y’all weren’t aware it was an option.

Absolutely not relevant: We choose the silestone charcoal soapstone for our countertops, I’m really excited for it. Everything else will be light/brass. It’s starting to feel so real!

Wow that adds up quick, you are looking at over $2m with unfinished basement .. Very similar to us in price point. For floor, we have not decided yet

Thanks, we had opted for LVP in first floor as well, but given that LVP is only 1/4 the cost of the engineer hardwood that comes default, I believe it is not a good deal, given that you get no credit for downgrading to LVP on the first floor. We are planing to change our selection to keep the hardwood on floor 1

We are considering this community - anyone here who has already bought and has middle school children? Any sense of how many families with kids?

Thanks for this tip! How much for the second floor hardwood/carpet combination option that you selected?

Seems like there will be a good number of families with kids in elementary and middle school so far. We've registered at Travilah ES and they told us several other Mt. Prospect families had already too.

Any Windmills here, which chose the level 7 calacatta gold quartz or marble for perimeter counters, island, and backsplash? with or without waterfall? with or without the 3" countertops? curious what the pricing options are for those combinations.

I live in this area (although not MP) and the elementary school is very small - they often do not fill the classrooms they have (for example, school is set up for three classes per grade, but they generally only have two classes per grade, and those classes each only have 18-22 students). Most of the families in my neighborhood have high school kids or older, but there is starting to be some turnover and younger families moving in. The problem is that homes rarely go up for sale. The fact that Travilah ES is so small is wonderful for getting to know other families.

Has anyone upgraded the walk-in closets in the Palatine primary bedroom? I like what is in the model, but have no idea what that might cost.
