Personally, I have no desire to take the time and energy to buy an old house and renovate it. We looked at several houses in the surrounding neighborhood and they would require too much work to make them look modern. We are very happy with the choices at Mt Prospect!

I’m confused why you’re confused. Even if it’s not your preference, many folks prefer new construction over renovating existing homes. In addition, while there may not be a pool, there will be walking paths and tot lots across the community—nice amenities. We’re not pool people, I’ve always been a bit amused by the fixation on pools by some in MoCo (and I grew up in Texas, where backyard pools are common!), so this set-up suits us just fine.

On land: I would love to have an acre or whatever eventually. But right now, I wouldn’t use it and don’t have the energy to maintain or otherwise fix it up the way I know I’d like to. Being close to neighbors doesn’t bother me a lick during this phase of life, and our yard will have enough room for what I consider the essentials: room for a porch big enough to grill and lounge by a fire pit, with some modest landscaping. We adore being in our backyard but prefer a lovely, small hardscaped space as opposed to lots of lawn right now.

I understand others would feel differently!

I’m not aware of any communities off Glen with a community center and pool...where is this, and how much are homes in your area?


We don't have a neighborhood pool though many have built pools in their backyards. I mentioned a community center with a pool because I don't think many lots would accommodate a backyard pool in Mt. Prospect. That being said, residents would then have to join a private club as an added expense.

I haven’t seen decent older homes over 5000 sq feet for under 1.3M...add in 300k to redo it and you may as well buy new. I understand others may feel differently, but the appeal of new over used is worth the extra cost to me

I agree with this poster. in addition, building and maintaining a private backyard pool results in added annual maintenance and higher insurance costs, compared to an annual pool membership at a neighborhood pool (and that's if i even want to pay that). with my family's infrequent pool use, i would be more than happy to go to a county/city pool for $7/pp admission. I'm happy with Mt Prospect... now if the streets were wider, it would be perfect!

For us, we did look at some existing homes and after running the numbers, preferred new. With new, we avoid the stress of multiple bids on a house and having to waive contingencies like inspections, etc to sweeten the offer. It was too much hassle. Regarding lot size, our current home is smaller, but on a bigger lot and we hate the maintenance once you add in lawn care, mowing, etc. every month it was a good amount of expense too. A few years back, we thought about building a pool and Montgomery County has so many restrictions and the potential liability it was enough to scare us off.

Before we contracted with Toll, we also looked at Pulte in Tower Oaks. The community there will have a club house with pool, common grounds, a cafe, etc, but the houses are even closer (looked like 6' to me) and you're sharing a driveway with the neighbor. With Mt. Prospect, the benefits outweighed the negatives.

Well continue to be confuse .. People who were not confused and bought the palatine at the beginning at $1.4 already have $300K increase in their house value! open your eyes and buy if you can afford it!!!

There is no perfect house. For us, we love the high ceiling, open floor plan, brand new everything, etc.. These are almost impossible to achieve through renovation.

Yes, renovating an old home is not worth it when you can buy new for the same price it would cost.

Amazing! Anyone thought of creating a separate thread for buyers of Mt. Prospect? Would love to see the demographics of people moving to this development. Anyone sending their kids to Travilah Elementary School? Heard great things about the school.

I just saw that prices have gone up again for the Windmill collection. Are there any incentives right now? Has anyone been to the sales office recently that can share this?

There is no new incentives and if anything the new buyers are paying both a higher base price and higher prices for design studio options!

How would you know this? The design center prices are going up?

Call the sales team and ask them about incentives.
when we signed on there was 15K to the house and 5K if you used their TBI mortgage company.
I'm sure there would be incentives this round too.


When we were at design center, the team did mention that prices were going up a little. but probably not by a whole lot..
definitely call and check.
