How is this even allowed? It is entirely inappropriate for the current MOCO county planning director to post opinion articles for a 501(c)(4) nonprofit that conducts political advocacy related to zoning and land use! He is employed by MOCO (not GGW) to make important zoning and development decisions about the county. This is very unprofessional, and it raises legitimate questions about the credibility of his recommendations and whether he is acting with the interests of county residents in mind.

It’s extremely inappropriate for them to coordinate with a registered lobbying organization to promote their plan. Unfortunately the the long history of ethics problems in Planning continue and will continue until MNCPPC is dissolved.

We know that they don’t really care about what residents think, but emailing the council to let them know your thoughts should be a priority.

After reading about it, for and against, I believe the only ones who benefit will be developers. I am not convinced that this will bring "attainable housing" but rather high-end duplexes, triplexes, and quadplexes that will cause congestion, strain infrastructure, and ruin the character of neighborhoods -- with the current residents paying the price.

What can we do to stop this ill-fated plan?

Tell all of your neighbors to email the county in opposition, establish a protective covenant with your neighbors, and start looking for a highly qualified land use attorney to use for crowdfunded lawsuit requesting an immediate injunction of zoning changes pass, until resolution of the lawsuit.

Thanks. We can certainly email the council. The other options take money, which is a far heavier lift. We're the little guys in this scenario, which is why the council and developers think they can steamroll us.

All of these people talking about lawsuits are as delusional as the YIMBYd.

What is so disgraceful is these council members did walk throughs in our neighborhood for pedestrian safety leading many to believe “Yay sidewalks” but were they really just scouting out land use for development because that was what we heard next at our monthly meeting.

This is great news! We need to prioritize housing for demographics OTHER than DCUM SFH whiners. How arrogant of all of the entrenched wealthy class telling the rest of us what to think and do. I’ll let actual middle class people tell me what they need and it’s clear that they need smaller and affordable units inside the beltway. Sorry, but things change in life. Even wealthy neighborhoods.

This is great news for Montgomery County. Things are looking up. Maybe in 10 years we’ll be on Fairfax and Loudoun’s level of economic development. Those counties BUILD and attract business

Middle class people do own sfh. They want to gut middle class neighborhoods that are nice. Great, we can all be equal when everything is equally crappy, everything is a paved concrete jungle, and we all get to live like rats in a 300 sqft apartment in complexes jammed with 30 people.

People buy SFH and live in the burbs specifically to have space. Many people do not want to live next to other people. Living in garbage apartments and multiplexes is terrible. Just wait until you get the neighbors who smoke weed 24/7 and the smell permeates through the walls all day everyday 365. Or the pig sty neighbors who never clean their kitchens and apartments and attract mice and roaches to the entire building. Or all of the density bringing bed bugs that infest the entire building. F that. If you hate SFH and neighborhoods so much then move. Go live in DC proper or go up to Baltimore and take the MARC down. Stop ruining good neighborhoods and forcing us to live in sh!tty conditions that are inevitably going to bring mice, rats, roaches, fleas and bed bugs.

They already have available smaller and more affordable units. And they already have the zoning to build more. They are apartment structures, and under-developed lots that could support them, close to Metro.

More affordable detached housing and townhomes also are available. They are in greenfield developments farther out.

Seeking change is not unreasonable. Seeking change to benefit yourself at the significant expense of others, though, is so.

Ah yes. What’s stopping MoCo from being like Fairfax is garbage garden apartments in the middle of SFH neighborhoods.

It’s currently working in Arlington. It’s worked elsewhere. It can work again.

Thank you. MOCO residents call your representatives to voice your opposition to their craziness.

If only housing were the key to attracting business. MoCo already has cheaper housing than Loudoun and Fairfax. So business should be flocking here, right? Unfortunately, that’s not the way it works. Developers build housing where demand is strongest and risk is lowest. Those are overwhelmingly places with strong job growth. This is why there’s a lot of housing growth in the sun belt. The jobs came first. If you want more housing, advocate for job growth.
