Re the house on Tulip - this message was sent to the neighborhood listserve two days ago:

"We are putting our renovated Victorian house up for sale in the next week or so, just a block from downtown Takoma Park. We are three blocks from the metro on a quiet street, and walking distance to both elementary schools, as well as the middle school. The house has 4 bedrooms, 2 full baths, a renovated third floor master, a renovated kitchen, new A/C, a wraparound front porch, and lots of original historic details and charm."

Sorry, I don't know which house it is but it sounds like there are going to list this week or next.

Thanks for the info. Let's hope they put it on the market this weekend. If you post on the listserv, tell them there is a potential buyer...

Good luck to you! We love living in Takoma Park. I'm sure there will be many potential buyers And I'm not going to post because I'm not sure it's kosher that I share listserv messages here but oh well!

Also, I think 18 Sherman Ave will list after July 4. It's smaller but very cute and has an awesome backyard!

PP here. I don't have a problem with the price. What I think is ridiculous are the people who list so far below market. That house would have sold quickly if listed at $760k and probably with less stress for the buyers.

For out of town house seekers -- we just went through that focusing in on TP and Woodside Park. Only way we made it work with all the bidding wars in those areas is to come into town to see houses before they held open houses and to line-up pre-inspections for anything we were interested in. I think the pre-inspection piece wound up being the key. If you haven't discussed that with your realtor -- bring it up.

Great Neighborhood, yes. Pretty House, yes. Perfect? No. the interior has some issues. Not to say it won't sell well above asking...
