house sold down the street now turned into a rental with multiple families - legal?

Anonymous

The county should care a lot. If you have multiple families with children living there, there is an undue burden on the public schools. Our property taxes go up when there are houses like this around.

So which is it? Do property values go down or do property taxes go up?

People just trot out a made up parade of horribles that don't even make sense....

Rates, not property values. Rates increase in times of declining values.

Let me guess. You’ve never had to work hard for anything in your life. Mommy and daddy paid for your college education so you never got bogged down with student loan debt. Family money helped you pay for a down payment on your home. You’ve never had to scrimp and save pennies for 12+ years to save for a down payment to afford what you thought was an OK home in a middle neighborhood. Right out of the gate you were affording a $1M+ house where you can live a privileged life insulated by scum vampire squid real estate speculators.

Let’s see how much you’d like it if a real estate investor bought a house on your block and stuffed 4, 5, or 6 families in their who never give a crap about the neighborhood. They also give zero craps about upkeeping the yard and neither does the landlord. Let’s see how much you’d like it to have your biggest investment ruined by some faceless, speculating scum real estate investor who has zero qualms about running a dilapidated, run down cesspool to stuff families in because the less money they spend on maintenance and repair the more profit it means. Just turn all our neighborhoods into 3rd world trash heaps.

Get some anger management help.

That's your answer to her point?

You don't think she has a right to be angry watching her hard-won investments go up in flames?

Let's see how you'd feel if it was your hard work and your investment going up in flames. She's not the one breaking zoning laws and rental laws. You are.

Just as investment advisors like to say, past performance doesn't guarantee future results. You buy your house, but not your neighborhood.

If you want to be a nuisance, look up the buyer’s info on the county assessor’s website. You can also likely access financing documentation too (we can do this in DC - it’s all publicly available).

If owner is claiming house as primary residence, notify the MoCo assessors office so he can get slapped with the rental property tax rates.

If owner is claiming as primary residence to his lender, contact the lender directly. They will be very eager to either call the loan due or force the owner to refinance into a much more expensive investment loan (probably 200 bps higher interest rate than conforming 30Y loan for owner occupants). Lenders are going hard right now after investors who are taking out phony primary residence loans.

This is absolutely worth pursuing.

Damn, this is a good idea.

How is pp breaking zoning and rental laws?

Because there are fire hazards when you cram tons of people into a small space not designed to house multiple families.

At a minimum it is tax fraud when you claim a property is for primary residence yet rent it out.

Yes, the residence is listed as ‘primary’ even though the owner is renting it out.

You are really missing the point here.

PP does not own the residence and is not involved in the situation. PP should not be accused of breaking any laws.

Being a slumlord running down neighborhoods affects everyone around them. You try to dodge taxes by listing it as a primary residence on the loan but go rent it out means you’re not only committing tax fraud, you’re also committing financial fraud by lying to the loan officer. Owner should be exposed.

How long has it been going on? I know in MoCo it takes months and months for the updated status to post.

If OP goes to the MoCo property tax portal, all they need to do is enter the address and the property tax info will tell you if this is a primary residence, or not.

OP, really curious on as to what the address of this place is. Wonder who owns it and what permits they have

Call your county’s department of housing to discuss the situation and to report your concerns. In Moco, for example, all rental housing must be county-permitted, and there are rules around how many families or unrelated people may occupy a county-permitted rental (generally, for SFH rentals, just one family, as multi-family rental properties are subject to an entirely different set of rules and requirements to remain legal).
