This is a great house. So much curb appeal between the design, greenery, and stone steps. Interior has a good layout and looks move-in ready, which isn't so common for CP. 100% agree this is a CP classic. The few drawbacks I see are the kitchen (could use a refresh and redesign), small outdoor space (though there's nice privacy on one side because of the neighboring lot), and location (it's a good and desirable location, but I'd personally rather be closer to Cathedral Commons or the Connecticut strip). |

It had a smaller lot with essentially zero backyard and was totally unlivable / needed massive renovation and/or reconstruction. Highland is more desirable than Lowell, but 2.7 doesn't seem totally crazy in light of that. |

That part of Highland isn’t that nice - almost dumpy. Granted, renovating this house and a few others that have turned over recently (or likely will soon) will go a long way toward fixing that. But Lowell is a nicer, more manicured street than this part of Highland in my mind. |
It is slowly turning over. I know what you mean, but I don’t think it will be dumpy for much longer. I loved that listing- it needed way more work than I was willing to put into it. I’m glad someone snapped it up. I’m sure it will be stunning when it’s renovated. |
I hope so! Highland is my favorite street overall in DC. There was a listing on this part of highland a few years ago that I think went for 1.3m. Deal of the century? |
Highland is very storybook, and the location in central CP is convenient. It does have some drawbacks, though. There’s a big price premium, lots are tight and yards are small (except just few extremely valuable houses), and traffic from the preschool can snarl the street. Personally, I think the best houses in CP are a block or two off of Newark. You can get a nicer lot and yard in exchange for the location premium. |

It looks from the floor plan like they didn't put much thought into the layout and are jacking up the square footage by converting a garage into a bedroom. |
That might be the least functional floor plan I've seen. Why is the family room off to the side? Why are the bedrooms so small? Why are there storage rooms? Why is there a large sitting room on the third floor? So many questions. |
| Yes, it's an exceptionally thoughtless flip. It seems like they aren't looking into changing any exterior walls at all, even though the house has a not-so-great addition to the side that is not original and that could be substantially improved if it were to be removed and redone. It's a tough lot with not a lot of usable backyard that requires some creativity. |

Just did a quick look, so to me the LR and DR seem very small, judging by the furniture in there. I have more furniture in my small, I thought, LR. |
