This is a great house. So much curb appeal between the design, greenery, and stone steps. Interior has a good layout and looks move-in ready, which isn't so common for CP. 100% agree this is a CP classic.

totally disagree about this being a great house at that price. The kitchen layout is nonfunctional - you'd need to do an addition to get it to work.

The house on Lowell has a bad galley kitchen layout, for sure, but knocking down a wall for an open kitchen might be doable.

I think a galley kitchen can be a great and functional layout, but the Lowell house is not that - the stove is on the back wall and there's almost no counter space.

Interesting to see a few good houses on the market at once. It’s been awhile since that happened in CP. Kinda surprised the Lowell house hasn’t sold yet, though it’s only been 10 days. The Woodley house is unrealistically overpriced. Newark will take a special buyer, that might take a little while.

I walked by the Lowell house this weekend. While it could be very nice, I was surprised to see it's pretty close to the road, which might create privacy issues. And it might be overpriced. I think $2.7 million isn't much less than what you'd get for a fully renovated house in Cleveland Park of that size.

Yeah, the Lowell house will need a lot of renovation and not just cosmetic renovation - looks like there are 4 bedrooms on the second floor but only 1 bathroom, plus the total above-ground square footage is pretty low (2600 ft) and it seems doubtful you could do much of an expansion given the size of the lot. So the opportunity to improve via renovation may be somewhat limited.

Saw this coming soon in WP. The outside looks lovely, especially compared to the Tudor that sold recently down the street. The price seems low for the location and size. Either it hasn't been updated in 40 years or they are hoping for bidding war I guess

2.8 million is about right for that neighborhood. I’ll bet it’s nice/fine inside but not recently updated. Similarly sized house nearby on 32nd Street near Garfield sold for about that earlier this spring.

Agreed that the location is a key driver here. This spot isn’t that close to the Connecticut or Wisconsin strips. It’s plenty nice, but it’s not as desirable as core Cleveland Park.
