New listing in cleveland park!

Stopped by this weekend out of curiosity.

The renovated area was spectacular.

It is pretty grim in the rest of the house…upstairs has refinished floors but otherwise looks ~50 years old with 1980s vintage bathrooms (and I don’t think has an en-suite bath in any room but not sure). Basement foundation wall in the front of house was bowed in and they had an engineer’s estimate that said something like 70K to fix.

No idea what it should sell for.

This situation is pretty common in Cleveland Park, unfortunately. I don't think it'll affect the sale price much.

Yikes. I've seen plenty of cracked plaster and the occasional sagging ceiling or floor, but nothing this bad. Presumably buyers are going to insist on their own structural evaluation since the compromise is so evident and significant. If it's a straightforward but expensive repair, I could see buyers still moving quickly. If it's not, this could be like one of the neighborhood gut reno sales, which take much longer and can go way under asking.

There can be some noise on the west end from the sports fields.

I also stopped by, my notes...
- no en-suite bathrooms and none of the bathrooms were remarkable. No logical way to create an en suite bathroom.
- lots of storage
- lots of natural light
- the add-on rooms were gorgeous, main living area was nice. I didn't mind the kitchen, though I know others would.
- structural issues on the front were notable. The lot is sloped, I would be concerned about ongoing water issues
- upstairs original floors needed to be refinished.
- Yard needed work

Maybe a bit more like the one on 34th street in terms of neighborhood, but seems like a nice traditional house on a nicer, quieter street than 34th. But is $2.7M really the going rate for this type of house now?!?

I think these houses are worth a ton on location alone — Woodley and Cleveland Park — but the tiny url thing to me is a real estate agent thing, so there.

Nah, that’s just how the Redfin app shares links on your phone.… realtors don’t even like to post redfin links. They post realtor.com links half the time!

This is what the market is like in Cleveland Park and Woodley Park. A beautiful home in a nice location goes immediately and at a surreal price. This house has a large unfinished basement and garage, which aren't listed in the size and contribute to the value. The only significant minuses I see are limited backyard space (because the house is set back in the lot) and good-but-not-great walkability (about 15 minutes to the Woodley Park strip and that's it).

In pic 23 of that pending listing, is the bathtub a square or is that just the angle of the photo?

The floor plan show a regular rectangular tub so I assume it is the angle.

Right. It isn’t far from Cathedral Commons either, but you’re not going to want to walk it for your weekly grocery run. I’m surprised there’s no talk about putting a large grocery store (along with apartments) at the Marriott Wardman Park site. Woodley/CP could use it (especially if they’re really thinking about adding 900 apartments).
